Job Summary
We are seeking an experienced Loan Underwriter and Processor for a direct hire opportunity in Aliso Viejo, CA. This role is ideal for a seasoned private lending, hard money, bridge, commercial, or business-purpose mortgage professional who can independently underwrite, process, structure, and close larger, more complex real estate transactions.
The Loan Underwriter and Processor will manage loans typically ranging from $1.5M to $5M, working with sophisticated borrowers, ownership structures, brokers, investors, title, escrow, appraisers, insurance providers, and legal partners. This is a high-impact role for someone who combines disciplined credit judgment, strong transaction ownership, and the ability to move quickly without sacrificing accuracy or investor protection.

Key Responsibilities
- Independently underwrite business-purpose real estate loans by analyzing borrower strength, guarantor support, liquidity, ownership structure, source and use of funds, repayment ability, collateral quality, LTV, LTC, DSCR, and exit strategy.
- Lead borrower and guarantor diligence, including interviews, business-purpose confirmation, deal structuring, risk review, and escalation of material credit, collateral, title, or compliance concerns.
- Manage each transaction from accepted request through funding, including commitments, applications, disclosures, borrower checklists, appraisals, title, escrow, insurance, legal review, and closing conditions.
- Review appraisals, preliminary title reports, entity documents, insurance, loan documents, lien priority, vesting, exceptions, and funding conditions with a high level of accuracy.
- Maintain daily pipeline updates, lead origination status meetings, document activity in CRM, and communicate proactively with brokers, borrowers, investors, and internal stakeholders.
- Support continuous improvement by mentoring newer processors and helping refine underwriting templates, closing procedures, and file quality standards.
Compensation and Benefits
- Salary range: $110,000 to $140,000 per year.
