RealWise Property Management is seeking a Field Agent to be based in and join our Milwaukie/Portland, OR office while also supporting our Vancouver, WA team. This position requires regular travel and support between both office locations. The Field Agent supports the Property Management team through field-based operations including inspections, postings, property checks, maintenance verification, and on-site coordination. This role plays an essential part in ensuring properties are maintained to company standards while supporting efficient property management operations.
Must possess a valid driver’s license, reliable transportation, and ability to travel regularly between Portland/Milwaukie and Vancouver-area properties.
Job Responsibilities:
- Assist Property Managers with baseline inspections for new properties to establish condition benchmarks.
- Conduct move-in, move-out, periodic, and drive-by property inspections.
- Verify property condition and maintenance completion.
- Post notices and install/remove marketing signs and lockboxes as needed.
- Verify vacancy status of properties and conduct health and safety checks when necessary.
- Document all inspections with photos and reports using company inspection software.
- Collaborate with Property Managers to standardize inspection processes and reporting.
- Provide field support to the Property Management and Maintenance Coordination teams as needed.
- Identify proactive and preventative maintenance needs during inspections and report findings to the Property Manager and Assistant Property Manager.
- Regularly inspect buildings and common areas for maintenance issues or violations.
- Conduct quality control inspections before and after maintenance or turnover projects as requested.
- Perform community compliance inspections to ensure adherence to community rules and regulations.
- Collaborate closely with internal teams and maintain consistent communication regarding field findings.
- Fully utilize technology-based tools for efficiency and reporting.
- Consistently uphold professional representation of the company.
- Meet/exceed individual and contribute to Property Management Department KPIs/metrics.
