Position Summary
The Groundskeeper/Maintenance Porter supports the Maintenance Supervisor in maintaining the physical appearance, cleanliness, safety, and overall condition of the property to ensure a luxury living environment for residents and guests. This position is responsible for groundskeeping, pool maintenance, general property upkeep, and assisting the maintenance team with daily operations. This job description is not intended to be all-inclusive and may be modified to meet operational needs.
Grounds and Exterior Maintenance
- Pick up litter and debris from all grounds, common areas, and exterior spaces daily.
- Water landscaping, flower beds, and other planted areas as required.
- Sweep parking areas, breezeways, dumpster areas, maintenance areas, boiler rooms, and supply rooms.
- Perform pressure washing and general exterior cleaning as needed.
- Maintain the cleanliness and appearance of all common areas, including the office, clubroom, pool areas, and exterior property grounds.
- Keep trash rooms, maintenance rooms, and storage areas clean and free of debris.
- Inventory grounds and pool supplies and notify the Maintenance Supervisor when supplies are low.
Pool Operations and Maintenance
- Clean, scrub and maintain swimming pool and surrounding pool areas daily.
- Monitor and maintain proper pool chemical levels and update daily chemical logs.
- Arrange and maintain pool furniture in a neat and orderly condition.
- Empty pool area trash receptacles daily.
- Maintain and clean BBQ grills and related amenities.
General Maintenance
- Perform routine non-technical maintenance tasks, including:
- Exterior lighting maintenance
- Caulking and touch-up painting
- Lock repairs
- Minor plumbing and electrical repairs
- Ground equipment repair and preventive maintenance
- Carpet shampooing
- Complete work orders as assigned and accurately record labor time and work performed.
- Clean up all debris resulting from maintenance activities. Personal items belonging to residents shall not be used for clean-up.
- Assist the Maintenance Supervisor with preventive maintenance programs, special projects, and other maintenance activities as needed.
- Respond promptly to maintenance requests and on-call assignments.
- Escalate maintenance issues, deficiencies, or concerns to the appropriate supervisor in a timely manner.
Schedule Requirements
- Work irregular hours, including evenings, weekends, overtime, and on-call assignments, as required.
- Participate in after-hours responsibilities, including on-call rotations, fire watch, and emergency response efforts as assigned.
Required Skills and Abilities
- Experience performing general maintenance, groundskeeping, and pool maintenance duties.
- Basic knowledge of plumbing, electrical, and general building maintenance preferred.
- Ability to operate standard maintenance equipment, hand tools, and power tools safely and effectively.
- Ability to inspect property conditions and identify maintenance or safety concerns.
- Strong customer service, communication, and problem-solving skills.
- Ability to organize work, prioritize tasks, and meet deadlines.
- Ability to interact professionally and courteously with residents, coworkers, supervisors, vendors, contractors, and the public.
- Knowledge of workplace safety procedures and practices.
- Basic computer and mobile technology skills, including timekeeping applications and mobile communication devices.
- Willingness and ability to learn and adapt to new technologies and software applications.
Physical Requirements
- Ability to perform physically demanding work in both indoor and outdoor environments.
- Regularly required to lift, carry, push, or move equipment, supplies, and materials weighing up to 50 pounds; heavier items may require team lifting assistance.
- Frequently uses maintenance tools, ladders, radios, mobile devices, and other equipment necessary to perform job duties.
- Ability to stand, walk, bend, climb, stoop, kneel, and reach for extended periods.
- Must be able to work outdoors for prolonged periods in varying weather conditions, including extreme heat, cold, rain, and humidity.
- Must wear required personal protective equipment (PPE) and follow all safety guidelines while performing assigned duties.
Pay: $17.00 - $19.00 per hour
