Rise48 Equity is a fast-growing multifamily private equity firm that owns and operates nearly 12,000 apartment units across Phoenix, Dallas–Fort Worth, and the Carolinas. We are building a centralized operations platform to run evictions, leasing, and collections in-house — with speed, consistency, and accountability — and we are hiring the leader to build and run it.
The Role
We are hiring a Director of Centralized Operations to build, lead, and scale three centralized departments from our North Scottsdale headquarters: Evictions, Centralized Leasing, and Centralized Collections. You will design the playbooks, hire and develop the teams, install the metrics, and hold each function accountable to clear performance standards. This is a build-it-yourself leadership role with direct visibility to the President of Operations.
This is an in-office role at our North Scottsdale, AZ office, 40 hours per week. This position is not remote and does not offer work-from-home arrangements.

Team size at scale: Approximately 11–19 employees across the three departments
Immediate Priority — First 60 to 90 Days
Your first mandate is to build out and scale the in-house evictions team (3–4 direct reports) into a fully operational function — with documented processes, clear service-level standards, and live metrics — within 60 to 90 days. Once evictions is running smoothly, you will build and scale Centralized Leasing (growing to 5–10 people) and Centralized Collections (3–5 people) on the same operating model: clear process, clear accountability, clear metrics.
What You'll Own
Evictions Operations (3–4 direct reports)
- Build and scale the in-house evictions team; design end-to-end workflows and SOPs across Arizona, Texas, and North Carolina — notices, filings, court appearances, writs, and tenant ledgers.
- Ensure every filing is timely and accurate. Keep non-attorney staff strictly within each state’s authorized-agent rules and route contested matters and appeals to licensed counsel.
- Drive cost efficiency — reduce cost per action versus the prior outside-counsel model and manage internal fee recovery from the properties.
- Own the metrics: on-time filing rate, filing accuracy, cycle time, and documented savings.
Centralized Leasing (scaling to 5–10 people)
- Build a centralized leasing function that owns lead response, showing coordination, and application-to-lease conversion across the portfolio.
- Deliver a consistent, high-quality showing experience — fast lead response and well-qualified, well-prepared tours that convert into signed leases.
- Own the metrics: lead response time, showing volume and quality, tour-to-lease conversion, and net leases signed.
Centralized Collections (3–5 employees)
- Build a centralized collections function responsible for maximizing total collections and reducing delinquency across the portfolio.
- Hold the team accountable to collections targets, delinquency reduction, and recovery of outstanding and former-resident balances.
- Own the metrics: collections ratio (collected vs. billed), delinquency rate, bad debt / write-offs, and recovered balances.
Cross-Functional Leadership
- Recruit, train, and manage teams across all three departments; set performance standards and quality controls.
- Build repeatable processes and systems, hold people accountable, and measure and report key metrics for each function.
- Select and manage software, vendors, process servers, and reporting across all three functions.
- Partner with property management and accounting on delinquency, ledgers, occupancy, and resident communications.
- Report performance, trends, and forecasts to the President of Operations.
What You Bring
- 7+ years in property management, operations, collections, or eviction / landlord-tenant work, including 3+ years leading people.
- Experience building or running a centralized operation — centralized leasing, collections, or shared services — in multifamily or property management is strongly preferred.
- Proven ability to build processes and systems from scratch in a high-volume environment.
- Strong command of metrics, software, and documentation; a data-driven manager who sets standards and holds teams accountable.
- Working knowledge of landlord-tenant law and summary eviction procedure (Arizona experience strongly preferred); comfortable overseeing authorized non-attorney representatives.
- Excellent judgment, discretion, organization, and communication.
Bonus Points
- Multi-state property or operations experience (AZ, TX, NC).
- Paralegal certificate, J.D., or prior law-firm operations experience.
- Hands-on experience with property-management software (Entrata, Yardi, RealPage, AppFolio), leasing CRMs, and collections tools.
- Bilingual (English / Spanish).
Compensation & Benefits Component Range
Base salary
$130,000 – $160,000 (commensurate with experience)
Target performance bonus
20% – 30% of base, tied to department metrics
Estimated on-target earnings (OTE)
Approx. $156,000 – $208,000

How This Role Works Legally
You will lead a team that files and appears on routine evictions as Rise48’s authorized non-attorney agent, which is permitted at the lowest courts in all three states (AZ Justice Court; TX Justice of the Peace Court under Rule 500.4 and Property Code §24.011; NC small-claims summary ejectment under G.S. 7A-223). You will ensure contested matters and appeals are referred to licensed attorneys. This role does not require a law license.
Pay: $130,000.00 - $160,000.00 per year
