We are currently seeking a full-time Maintenance Technician to join our team and primarily support our apartment community located in Woodfin/Asheville, NC. This position is ideal for a dependable, self-motivated individual who enjoys problem-solving, takes pride in their work, and is committed to providing excellent service to our residents.
Position Summary
The Maintenance Technician is responsible for the day-to-day maintenance and repair of the community, ensuring apartments, common areas, and grounds remain safe, functional, and well-maintained. This role works closely with the Property Manager to complete work orders, prepare vacant apartments for new residents, and maintain the overall appearance of the property.
Key Responsibilities
- Complete resident maintenance requests promptly and professionally.
- Perform general apartment maintenance, including:
- Drywall repairs
- Painting and touch-ups
- Basic plumbing repairs
- Electrical repairs (switches, outlets, light fixtures, ceiling fans)
- Lock changes and hardware installation
- Appliance installation, troubleshooting, and minor repairs
- Minor carpentry and general repairs
- Prepare vacant apartments for new move-ins, including punch-out work and make-ready services.
- Perform preventative maintenance throughout the property.
- Assist with HVAC filter changes and basic HVAC maintenance (HVAC certification is a plus but not required).
- Maintain the appearance of the community through light groundskeeping and debris removal.
- Monitor building systems and identify maintenance concerns before they become larger issues.
- Maintain inventory of maintenance supplies, tools, and equipment.
- Pick up materials and supplies as needed.
- Coordinate with outside vendors and contractors when necessary.
- Accurately document completed work orders and communicate project updates with the Property Manager.
- Assist with property renovations, capital improvement projects, and unit upgrades.
- Participate in an on-call rotation for after-hours maintenance emergencies, as needed.
Qualifications
- High school diploma or GED required.
- Previous apartment maintenance, residential maintenance, facilities maintenance, or general handyman experience preferred.
- Valid driver's license and reliable transportation.
- Ability to safely operate maintenance tools and equipment.
- HVAC certification, EPA Certification, or CPO certification is a plus, but not required.
Skills & Experience
The ideal candidate will possess:
- Strong troubleshooting and problem-solving skills.
- Experience with plumbing, electrical, drywall, painting, appliance repair, and general carpentry.
- Excellent organizational and time management skills.
- Strong communication and customer service abilities.
- Ability to prioritize multiple work orders in a fast-paced environment.
- Ability to work independently with minimal supervision.
- Professional attitude and positive work ethic.
- Ability to lift up to 75 pounds and perform physical tasks including climbing ladders, bending, kneeling, and working outdoors in varying weather conditions.
