THE OPPORTUNITY
McFerrin Real Estate is looking for a Listing & Transaction Manager with leadership qualities and ambitious aspirations. This role is an opportunity to own and improve the systems and processes that keep our listings running smoothly and our clients feeling like VIPs.
You'll oversee every McFerrin Real Estate listing from prep to close, acting as the founder's right hand — managing projects, anticipating needs, and making sure every detail is handled before it becomes a problem. The ideal candidate is a go-getter who loves going above and beyond, has great social skills, and is flexible, highly organized, and comfortable juggling multiple listings at once. Our number one goal is to serve and exceed our clients' expectations, and this role is central to making that happen.
WHAT YOU'LL DO
- Oversee and manage all active listings from prep through closing, developing a detailed project schedule and work plan for each property.
- Manage a complex calendar, including appointments, scheduling, and deadlines across multiple listings.
- Prepare listing packages, timelines, and CMAs for listing appointments.
- Respond immediately to requests and issues as they arise, remaining available nights and weekends.
- Provide consistent project updates to clients and team on progress and adjustments by phone call, text, and email.
- Coordinate and schedule open houses, showings, and weekend tours. Promptly follow up on showing feedback.
- Enter new listings and keep listing data accurate and current in IMLS, Follow Up Boss, and related databases/software.
- Act as transaction coordinator for assigned listings, managing timelines, disclosures, and communication between all parties from list to close.
- Track and manage required listing paperwork, including RE-10 Inspection Contingency Notices and other contingency deadlines, ensuring full compliance and timely execution.
- Maintain inventory of listing materials — signage, print materials, shoe covers, and other supplies — and reorder as needed.
- Coordinate contractors and vendors with client approval— staging, repairs, and home improvements — to get listings market-ready.
- Draft professional, error-free correspondence, emails, agendas, reports, and other client-facing communications.
- Keep all signage clean, presentable, and market-ready at all times.
- Have new client listing packets put together and ready ahead of time for every listing walk-through.
- Have closing gifts ready ahead of time for every listing.
- Exercise discretion, maintain confidentiality, and use good judgment in a fast-paced, high-pressure environment.

WHAT YOU BRING
- 1+ years of experience as a Listing Manager required.
- Current real estate license required.

- Great social skills, positive attitude, and excellent customer service client-facing communication, written and verbal.

- Skilled at multi-tasking across several listings and deadlines at once.
- A good writer, able to draft clean, professional, error-free client communications.
- Proficiency with Google Drive Suite, Follow Up Boss, and the ability to quickly learn new software.
- Comfortable working with AI and willing to learn how to implement AI into processes.
- Composure under pressure, with the ability to problem-solve and turn disorder into structured systems.
POSITION DETAILS

- Pay: $55,000–$70,000 per year
- Schedule: Monday–Friday, in-office, with availability for evenings and weekends
- Location: Boise, ID — in-office, full time, business attire
- Experience: 1+ years as a Listing Manager required, Real estate licence required
- Education: High school diploma or equivalent required
