Metropolitan Properties is seeking a Maintenance Supervisor that is well motivated, well organized and understands that the residents are the center of the apartment community.

Responsibilities
- Coordinate with site personnel that all Maintenance requests are being performed within a 24 hour period.
- Direct maintenance staff on a daily basis to keep property in quality shape in regards to the exterior and interior
- Walk Pre-Inspections of pending vacant apartments, schedule vendors for work and schedule and prep vacant units.
- Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, and purchase orders.
- Ensure vendors perform scheduled maintenance on all equipment based on the manufacturers’ recommendations and operating manuals.
- Obtain bids and hire outside contractors. Schedule and supervise outside contractors.
- Administer the on-call system to ensure that adequate maintenance coverage is available at all times.
- Assist and coordinate with site personnel with purchasing; oversee and maintain inventory and expense control.
- Place order for supplies.
- Attend and participate in all staff meetings.
- Complete make readies per Standard Operating Policy
- Ensure life safety systems are operating per code
- Hire and train all maintenance staff

Requirements
- Technical experience with construction, electrical, HVAC, Boilers, and Mechanical Systems
- A minimum of 2 years of experience in maintenance, construction, mechanical, HVAC, electrical, plumbing including appliance repair, power, water and sewer distribution
- Proven knowledge and application of codes, laws and regulations pertaining to public buildings and fire including ADA
- Excellent customer service skills
- The ability to successfully handle multiple priorities
- Must have good problem solving and leadership skills
- Ability to work under pressure
- Must be able to lift a minimum of 50 lbs.
- Reliable personal transportation
- Willing to work non-traditional hours including nights, weekends and holidays
