Maintenance Technician – Inspect & Repair

You find the problem, and then you fix it.
Most inspection jobs end with a report. You write it up, you hand it off, and three weeks later the same thing is still broken. Most repair jobs are the reverse — you get dispatched to one ticket, you close it, you never see the property again and nobody's watching the whole picture.
This role is both halves, and that's the point. You Inspect the property, you find what's wrong — including the things nobody reported — and you fix it on the spot. No dispatcher. No second trip. No handoff. If you've ever been frustrated writing up a problem for someone else to ignore, this is the job where you just handle it.
If you're a maintenance tech at an apartment complex or a property management company right now — running turns and make-readies, going from a no-cool call to drywall to a disposal swap in the same afternoon — this is that skill set, with more autonomy and better properties.
About us: Easy Stay Homes manages 100+ furnished, short term rentals across Metro Detroit. We operate similarly to a hotel, rather than a traditional property management company. Easy Stay is the highest rated company in short term rental company in Michigan. We hold all of our units to a hospitality standard, not a landlord standard — which is exactly why this role needs someone with an eye for detail & the ability to fix problems.
What you'll do:
Inspect. You're the last set of eyes before a guest checks in. Detailed walkthroughs with checklists and photo documentation. Verify cleanliness, staging, and inventory. You're looking for the slow drain that becomes a midnight call, the filter nobody changed, the door that's starting to sag, the loose toilet seat, and the TV remote with the last guest's Cheeto fingers.
Then fix it — same visit, your hands:
- HVAC — no-cool and no-heat calls, capacitors, contactors, thermostats, condensate lines, filters
- Plumbing — clear drains, rebuild toilets, swap faucets and disposals, chase leaks and low pressure
- Electrical — outlets, GFCIs, switches, fixtures, breakers
- Carpentry and drywall — patch, mud, sand, finish to paint-ready; doors, trim, hardware
- Appliances, smart-home and Wi-Fi — locks, thermostats, routers, cameras
- Paint touch-ups, hardware, and the hundred small things that separate a good unit from a great one
- Landscaping - weed removal, tree trimming, debris removal, and groundskeeping
- Work a standing preventative-maintenance calendar so small problems never become guest complaints — filters, caulk, aerators, batteries, touch-up paint
And when nothing is broken, you make the property better. Every unit has a next thing. If you're the kind of tech who can't walk past a loose cabinet pull, you'll do well here. If you need to be handed a ticket to start working, you won't.
Can you do most of this unassisted?
Be honest with yourself on this list:
- Diagnose a no-cool call and replace a capacitor or contactor
- Clear a main drain and replace parts on a toilet
- Replace an outlet, GFCI, switch, or light fixture
- Hang, mud, and finish drywall to paint-ready
- Swap a garbage disposal or a faucet
- Repair a door that won't latch and reset a smart lock
- Troubleshoot a router and a smart thermostat
- Install a Dishwasher or Hang a TV
If most of that is routine for you, we want to talk. If half of it is new, this isn't the right role — and we'd rather tell you now than in week three.
You'll be working around people
Units may be occupied when you arrive — a guest on night two of a three-night stay, or a resident who's lived there a year. You'll knock, you'll be let in, and you'll work while someone is home. That means clean appearance, respectful, communicative, shoes off or covered, no smoking, and the ability to communicate with the guest, build rapport, and address their concerns.

The schedule — please read this carefully
Six days a week. Must be available to work on Sunday.
Sunday is our heaviest check-out day, which makes it our heaviest inspection day. It's the most important day of our week and the reason this role exists. Every field tech on our team works six days including Sunday — that's the standard here, not something we're doing to you.
We know six days doesn't fit everyone's life. If it doesn't fit yours, please don't apply. It won't work out for either of us, and we'd both rather know today.
We run a 90-day probationary period and it goes both ways — you're deciding about us just as much as we're deciding about you. During that window you're paid as a 1099 contractor at the same $65,000 annualized rate. At 90 days, assuming it's a fit, you convert to W-2 with health insurance and the company vehicle.
Requirements
- 5+ years hands-on in HVAC, plumbing, electrical, or carpentry — or 5+ years as an apartment/property maintenance technician with real depth in at least one of those four.
- Valid driver's license, clean driving record, and reliable transportation
- Six-day availability including Sunday's
- Able to lift 75 lbs, climb ladders, and drive between properties all day
- Comfortable on a smartphone — apps, photos, texting updates
- An eye for detail. A crooked frame and a hair in a drain bother you. In our business that isn't a soft skill, it's half the job.
