We are seeking a motivated, experienced Maintenance Technician to work at one of our residential complexes in Louisville, Kentucky. We are a family owned property management company with residential and commercial properties throughout Louisville.
Summary:
Maintenance Technicians play a key role in ensuring the community’s buildings, systems, and grounds are well-maintained, safe, and visually appealing. This role is responsible for preserving the physical integrity of the property and managing all areas related to the day-to-day maintenance and upkeep of the community, while providing prompt, high-quality service that enhances resident satisfaction and overall community experience.
Job Duties:
- Completes daily resident work orders and service order requests in a timely manner, providing outstanding customer experiences to residents.
- Completes works orders with basic repairs, including electrical, plumbing, carpentry masonry, and painting skills.
- Completes "Make-Ready" units for new move-ins.
- Repairs and treats structures such as showers, sinks, appliances, door/cabinets, walls, and building exteriors.
- Uses working knowledge of HVAC systems (including boiler systems) to maintain and repair on-site systems.
- Schedules and completes preventative maintenance program.
- Assists with maintenance of the grounds, including parking lots, greenspace, breezeways, and pool areas.
- Promotes best practices in quality repairs and safety, coordinating safety initiatives, and fostering a culture of continuous learning and safe work habits.
- Fosters a team-centered culture by collaborating effectively with peers and supporting a positive, solution-oriented work environment.
- Works for on-call rotation of 24-hour maintenance, including timely response to emergency maintenance requests. (1 week on-call, approximately every 6 weeks).
- Performs other duties as may be assigned by Management.
Job Requirements:
- 4+ years of previous residential apartment or facilities maintenance experience required.
- High school degree or equivalent
- Valid driver's license
- Ability to frequently lift and/or move up to 40 pounds
- Ability to operate tools and equipment in accordance with safety guidelines at all times is essential
- Responsible to be available to work on a department-wide rotational on-call basis as scheduled
- Maintain the required property uniform and ensure a professional appearance and attitude at all times
- Reliable and on-time attendance is essential
Valued Skills & Experience:
- Comprehensive understanding of apartment maintenance and “make-ready” maintenance.
- CAMT, EPA, and CPO Certifications preferred
- Understanding of Landlord/Tenant laws, Fair Housing/ADA regulations, OSHA, and EPA requirements for the property management industry
- Knowledge of apartment management software for work orders

- Physical Demands: While performing the duties of the job, the employee is required to thoroughly access facility and repair conditions, both interior and exterior. The employee is required to stand, bend, walk, sit, use hands and fingers to handle tools and controls, reach with the hands and arms, climb stairs and ladders, balance, stoop, kneel, crouch, crawl, talk and hear. The employee must be able to lift a minimum of 40 pounds individually and up to 200 pounds with assistance devices (i.e., hand trucks, dollies, additional persons, etc.). Must be able to visually inspect details in residential units, including using stairs to reach non-handicapped accessible units. Employee spends significant amount of time sitting, standing, walking, bending, crouching, and talking or listening to others, sometimes in confining spaces.
- Work Environment: This work is performed in both an office environment and on-site in common areas and residential units. Position requires considerable driving in local area and requires the incumbent to drive in inclement weather. Employee may be required to work outdoors, regardless of the weather.
- Machines, Tools & Equipment: All relevant hand tools, power tools and all equipment commensurate with required skill-sets. Also, computer and various applications, printer, photocopy machine, fax machine, telephone, automobiles, cell phone, calculator, shredder.

Pay: $22.00 - $30.00 per hour
