JOB SUMMARY:
The Leasing Agent supports the property management and other leasing Consultants by tracking and maintaining sufficient leasing traffic, and by closing new leases to achieve and sustain the company goals.
Under supervision of the property manager, the leasing agent is responsible for achieving occupancy goals of ownership which is preferably maintaining at 96-98%. Routinely assisting the Property Manager with the physical appearance of the community, curb appeal, and marketability of the apartment community in general, by informing him/her of any deficiencies or corrections needed. Will provide observations to ensure that the property meets all local, state, federal and fire codes. Consistently provides excellent Customer Service and Communication Skills. Shall maintain a professional positive image of himself/herself, the client and the apartment community at all times. Must work well with limited supervision, be self-motivated and results oriented. Must be well versed in Federal, State and Local Fair Housing laws and Civil Rights and assure compliance in servicing clients at all times. Preferably to have experience in multi-family residential property management.
a. Communications and responses/follow-up with prospective clients/residents through phone, email, mail for appointments
b. Process applications, credit checks, background checks and verifications in a timely manner to qualify prospective residents
c. Conduct property tours and tours for model and vacant units on a routine basis. All apartments and tour route must be checked at opening of business to assure that product (units and tour route) is market ready prior to taking clients.
d. Conduct final inspection for market ready apartments, and check of keys for each new move-in, prior to lease signing
e. Implement promotional programs at Apartment Community and assist with coordinating any marketing events
f. Must have ability to complete weekly marketing reports, and market analysis to have knowledge of competitor’s rates, rental specials and other crucial information to assist us in maintaining occupancy goals.
g. Office and Clerical duties will be required.

Physical Demands
- Frequently required to stand, walk, sit, and move throughout the community
- Ability to tour apartments and community amenities, including climbing stairs
- Ability to lift, carry, push, or pull materials up to 25 pounds (e.g., marketing materials, signage, supplies)
- Frequent use of computers, phones, and office equipment
- Ability to reach, bend, kneel, and stoop as necessary
- Visual and auditory ability to interact with residents, prospects, and staff
Work Environment
- Primarily on-site in a leasing office and throughout the apartment community
- Fast-paced environment during active lease-up periods
