We are seeking a dependable and skilled Maintenance Technician to support our TAG Contracting Services team, servicing properties within a 50-mile radius of our York, PA office. In this role, you’ll complete a variety of service requests, preventative maintenance, and unit turn work, including electrical and plumbing repairs, drywall, painting, carpentry, and general installations. The ideal candidate brings hands-on experience, strong problem-solving skills, and a commitment to quality and safety, along with the ability to manage a dynamic schedule and travel between job sites using a company vehicle. This position requires strong communication skills, professionalism when interacting with residents and team members, and a willingness to participate in an on-call rotation. Requirements:
- At least two years of experience in the following areas is preferred:
o Troubleshooting, repair, and installation of electrical and plumbing fixtures, appliances, and associated components
o Drywall installation, repair, and finishing
o Painting
o Cabinetry installation
o General carpentry — including, but not limited to, door installation and repair, framing, and trim work
o Kitchen and bathroom hardware installations
- Ability to read and comprehend documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Good written and verbal communication skills
- Valid Driver’s License with acceptable driving record and criminal background check
- Access to dedicated and reliable transportation
- Ability and willingness to work flexible hours if needed
- This role requires routine travel between work locations using a company-provided vehicle
- TCS Maintenance Technicians service work sites within a 50-mile radius of The Apartment Gallery’s corporate office located at 1 Waterford Professional Center, York, PA 17402.
- Ability to participate in the on-call rotation
- Must provide basic hand tools and possess the ability to use power tools safely
- Able to prioritize and complete work assignments according to dispatched schedules while ensuring a high level of work quality
- Ability to work with confidential information
- EPA 608 Certification Type I and Type II along with familiarity with HVAC troubleshooting and repair are preferred
- Able to perform the essential physical qualifications (listed below)
Responsibilities:
- Complete assigned service requests, preventative maintenance tasks, and unit turn work at dispatched properties — prioritizing based on urgency and the schedule provided
- Document all work performed, time spent, and materials used in Maintenance IQ accurately and promptly to support billing and operational tracking
- Participate in the care, maintenance, and inventory of all company-owned equipment, tools, and the assigned company vehicle
- Apply all safety standards and practices associated with maintenance operations and wear appropriate personal protective equipment for the task at hand
- Communicate with residents professionally and courteously when on-site — providing status updates, confirming access, and addressing immediate concerns
- Coordinate with the Facilities Manager or Maintenance Supervisor at each assigned property to understand site-specific conditions, access requirements, and priority issues
- Assist in maintaining the overall curb appeal of assigned properties through ongoing monitoring and cleanup of trash, debris, and other items that require attention
- Communicate schedule changes, delays, or material needs to the Maintenance Administrator promptly to allow for re-routing or resource adjustments
- Participate in the on-call rotation and respond to after-hours emergencies as scheduled
- Assist other team members and complete other projects and duties as assigned

- Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception
- Ability to work long hours in inclement weather and emergency situations such as snow removal, excessive heat, storms, etc.
- Work in awkward, confining, or uncomfortable positions
Non-Essential Physical Qualifications:
- Running and lifting over 15 pounds

Reports to: Construction Manager
Takes direction from the Construction Manager, Facilities Managers, Maintenance Supervisor, the Director and Assistant Director of Property Management, and the Property Manager
Internal contacts: Construction Manager, Facilities Managers, Maintenance Supervisors, Maintenance Administrators, TCS Maintenance Technicians, and property office personnel
External contacts: residents, vendors, and guests
This position requires one week of on-call every 3-4 weeks.
Must have reliable transportation and a valid driver's license with an acceptable driving record.
