We develop, build, own, and manage residential buildings in East Harlem. We are looking to hire a hands-on Handyman to assist the Superintendent to manage building projects, handle multiple tasks with efficiency and accuracy as well as the day-to-day activities involved with this property. Our enduring relationships with our tenants are critical to our success.
JOB TITLE: Building Handyman
LOCATION: East Harlem
COMPENSATION & BENEFITS: This is a union position, with an hourly rate of $20.00, that includes benefits such as, 401(k) employer contribution, medical, dental, vision, parental leave, and paid time off.
Handyman Position Summary
The Handyman is responsible for performing routine maintenance, repairs, and apartment turnover work to ensure the property's buildings, equipment, and grounds are maintained in a safe, clean, and efficient condition. The position works under the direction of the Superintendent and responds to maintenance requests while providing quality service to residents.
Essential Duties
- Perform plumbing, electrical, carpentry, painting, plastering, masonry, and basic HVAC repairs.
- Complete apartment make-ready work, including repairs and replacements before occupancy.
- Install and repair doors, locks, windows, flooring, cabinets, fixtures, appliances, and hardware.
- Maintain boilers, boiler rooms, lighting, smoke detectors, intercoms, and common building systems.
- Perform preventive maintenance and minor concrete, roof, and glass repairs.
- Complete work orders accurately and maintain records of labor, materials, and completed repairs.
- Prioritize emergency repairs and communicate issues requiring outside contractors or additional resources.
- Maintain inventory of tools and supplies and follow company purchasing procedures.
- Observe all OSHA safety practices, wear required PPE, and maintain a safe work environment.
- Report safety hazards, suspicious activity, property damage, tenant concerns, accidents, and other incidents to management.
- Assist the Superintendent and porters as needed to maintain company standards and ensure public areas (hallways, stairwells, vestibules, basements) are cleaned and sanitized regularly
- Address pest control issues or report them promptly
Minimum Qualifications
- Previous handyman or building maintenance experience preferred.
- Working knowledge of plumbing, electrical, carpentry, painting, and general building maintenance.
- Ability to understand written and verbal instructions and complete required paperwork.
- Ability to prioritize work, respond to emergencies, and work independently with minimal supervision.
