Pay Range: $80,000.00 - $190,000.00 Pay level will be based on experience, advancement of technical skills and certifications
Levels: Programmer 1, Programmer 2, and Programmer 3 based on experience, advancement of technical skills and certifications
Description of Position
The Building Automation Programmer is a dynamic role where you will be developing the controls database, programming the logic, and verifying operation. This position involves a mix of large-scale project work and urgent troubleshooting, with frequent dispatches to job sites to perform installations, diagnostics, and repairs. Tasks are assigned by department management and must be completed within deadlines set by the Project Manager and Division Manager. The role requires strict adherence to project scopes and timelines. While the position allows for some autonomy in managing tasks, it operates under general supervision and follows established procedures. The programmer collaborates with internal teams and external vendors as needed, but the work is largely focused and technical. Independent judgment is used for routine decisions with the discretion being limited to technical execution within defined parameters, and complex matters being escalated to senior staff. The ideal candidate will have experience with automation protocols, strong problem-solving skills, and the ability to work effectively in a fast-paced, hands-on field-based environment.
Responsibilities
- Provide Automation programming for many diverse projects, Start-up and commissioning on site
- Reviews engineered control drawings for new projects
- Verifies field installation by performing point to point checks with the support of service technicians
- Respond promptly to trouble calls for our existing customer base
- Use and develop with other team members the company standards and processes
- Works with in-house engineering to review system performance and operation
- Works with 3rd party commissioning agents to perform verification and functional performance testing
- Participates and leads customer training on delivered systems
- Develops user interface graphics and helps determine the user experience
- Works with installation team to optimize system performance
- Troubleshooting of IP based network systems
- Knowledge of third-party integrations using BACnet, Modbus, and LON
- Connect devices to the building automation system (BAS)
- Power up and test hardware components
- Load and configure control programs on-site
- Adjust sequences of operation based on real-world conditions
- Tune control loops and verify system responses
- Identify and resolve issues with hardware, software, or network connectivity
- Use diagnostic tools and software to test inputs/outputs and communication protocols
- Replace faulty components and recalibrate devices
- Ensure proper data flow between devices and supervisory systems
- Validate system performance against design specifications
- Document test results and make necessary adjustments
- Collaborate with facility managers, contractors, and engineers
- Provide on-site training or walkthroughs for end users
- Address client concerns and explain system functionality
- Update as-built drawings and control schematics
- Record changes made during installation or commissioning
- Submit field reports and punch lists
- Other tasks and responsibilities as assigned
Qualifications

- Minimum of 3 years’ experience in programming building automation systems
- BACnet, Lon, Niagara, Honeywell, Distech experience preferred
- Working knowledge of mechanical systems
- Ability to troubleshoot complex systems and determine mechanical vs control issues
- Understanding of IP networks
- Excellent communication skills
- Read and understand blueprints
- Team player attitude
- Attention to detail
- This job will require travel to project sites and occasional time in the office unless otherwise designated in an offer document
Physical Requirements
- Ability to lift and carry up to 50 pounds of tools, equipment, and materials
- Capability to use standard office equipment such as computers, phones, printers, and scanners
- Occasional prolonged periods of sitting at a desk and working on a computer
- Visual acuity to read technical documents, schematics, and computer screens
- Frequent standing, walking, bending, kneeling, and climbing ladders or scaffolding during meetings or site visits
- Comfortable working in confined spaces or at heights, including rooftops and mechanical rooms
- Ability to operate hand and power tools safely and effectively
- Capable of working in varying environmental conditions, including hot, cold, dusty, or noisy job sites
- Must have manual dexterity and visual acuity to read schematics, operate devices, and perform detailed programming tasks
- Ability to travel frequently to job sites, which may require driving company or personal vehicles
