GENERAL PURPOSE OF POSITION:
The Facilities Manager will provide oversight to the day-to-day operations of the Kroc Center physical facilities, and give leadership to the Facilities employee team and Safety Committee.
ESSENTIAL DUTIES & RESPONSIBILITIES:
General Position Responsibilities:
1. Provide oversite for the day-to-day operations of the physical facilities of the Kroc Center, including the building & utility infrastructure (main building and Annex), parking lots, grounds, and Spray Park;
2. Establish a preventative maintenance plan and schedule for The Salvation Army properties and facility and ensure its ongoing and timely completion in coordination with the Director of Business Operations and the Administrators/Corps Officers.
3. Provide special attention and skilled oversight to ensure the completion of daily cleaning, water and air quality control, and preventative maintenance for the pool, features and equipment related to the indoor waterpark area. Provide safety and hygiene recommendations to the Director of Business Operations and Administrators/Corps Officers for potential pool closures, as determined by certified pool operator guidelines.
4. Negotiate and coordinate all standing facility-related contracts, including (but not limited to) landscaping, snow removal, HVAC maintenance, etc.;
5. Oversee the cleanliness and neatness of janitorial storage areas, the Facilities office, exterior storage sheds, and other maintenance-related areas at the Kroc Center;
6. Gather and submit bids for property maintenance projects and equipment purchase to the Director of Business Operations & Administrators/Corps Officers.
Supervisory Responsibilities:
7. Plan, direct, and supervise the work of assigned staff; train and instruct employees in the proper methods and procedures; monitor work in progress and upon completion to ensure accuracy, completeness, and compliance with established policies and procedures; conduct performance evaluations and provide hiring/discipline/termination recommendations.
8. Establish daily checklists/routines for the Facilities team that include janitorial services, trash pick-up, grounds beautification, and any other ongoing repairs/upkeep; 9. Ensure all Facilities staff maintain knowledge of programs, events, rentals, and classes, and related scheduling and set-up needs.
10. Respond to inquiries, requests for information, and complaints related to Facilities from members and guests in an accurate, timely and professional manner; resolve any guest concerns in a prompt and professional manner.
11. Position will serve as a daytime, evening or weekend manager for the entire facility along with the rest of the full-time professional staff. This includes “Manager on Duty” responsibilities.
Reporting and Analysis Responsibilities:
12. Operate all facility management software programs, as directed by Territorial Headquarters;
13. Maintain the inventory and ordering of maintenance/janitorial supplies, including pool supplies.
14. Maintain ongoing inventory and maintenance schedule of systems and equipment and inform Director of Business Operations of facility, equipment and/or equipment maintenance needs;
15. Utilize incident and/or complaint reports, as needed, and ensure that they are filled out correctly and in a timely manner; address issues that may arise with guests and ensure issues are communicated properly to the appropriate staff members.
16. Oversee and document the maintenance of the Kroc vehicles, trailers, and any motor driven equipment;
Facility and Safety Responsibilities:
17. Facilitate all property-related inspections, including Chesterfield/risk-management, city health & fire inspectors, SA Divisional/Territorial property departments, etc.;
18. Provide leadership to the Safety Committee of the Kroc Center, overseeing general safety, emergency preparedness & response, and safety certifications of Kroc employee team members;
19. Coordinate first response to all building fire/security alarms, chemical spills, and hazardous material management;
20. Be available to perform other reasonable tasks, which may be assigned as needed. 21. Be sensitive to the spiritual needs of people and offer to refer them to the Corps Officers and/or another spiritual leader at the Kroc Center.
SUPERVISORY RESPONSIBILITIES: The Facilities Manager will supervise the Facilities team employees, volunteers, and community service workers, and perform annual performance evaluations for employees.
MINIMUM EDUCATION and/or EXPERIENCE:
- A high school diploma or GED is required. • CPO (Certified Pool Operator) License required or must be completed within 30 days of hire.
- Staff management experience is required.
- A broad understanding of, and experience in, building maintenance and repair, with working knowledge of plumbing, electrical repair, carpentry, and HVAC systems is required.
- Must be able to lifting 50 pounds maximum with frequent lifting and/or carrying of objects weighing up to 25 pounds. This is considered a medium lifting required position.
- Must be able to walk, stand, stoop, climb, reach, and bend;
- Must have a working knowledge of the Building and Health Department standards & guidelines as they pertain to building safety, aquatics, and OSHA workplace standards. • Strong leadership qualities, excellent organizational skills, and the ability to communicate & work with all guests, volunteers, and other Kroc Center staff are required
. • Good computer skills, including the ability to use word processing programs, e-mail, database programs, and web searching/browsing, are required.
SPECIAL SKILLS, CERTIFICATES, LICENSES, and/or REGISTRATIONS
- Must maintain certification as a Certified Pool Operator, as required by the Health Department, and/or the Kroc Center;
- Must display an understanding of and support of the Mission Statement of The Salvation Army, and understand the importance of flexibility in relation to this position and accomplishing the mission;
- Must have a valid driver’s license and approved to drive a Salvation Army vehicle.
- Must have a working knowledge of and abide by the Kroc Center Code of Conduct & Policies;
- Must adhere to employee guidelines set forth by The Salvation Army USA Eastern Territory, NEOSA Division and the Kroc Center;
- Must have computer skills, including Microsoft Office, e-mail, calendars, supply ordering, facility management software;
- Ability to present a positive and professional image of The Salvation Army;
- Ability to prepare and maintain records and reports in an accurate and complete manner;
- Ability to supervise, motivate and evaluate the work of assigned staff;
- Ability to plan, schedule, and conduct orientations, meetings, and trainings with staff; • Ability to build and maintain effective and professional working relationships with Salvation Army officers, employees, partnership agency staff, volunteers and the community;
- Maintain updated safety trainings required by and as assigned by The Salvation Army and in compliance with OSHA;
- Maintain updated KeepSAFE child and vulnerable persons safety training;
- Must complete a “Webcheck” fingerprint background check, the expense of which will be reimbursed by the Kroc Center after 90 days.
