Job Summary
We are seeking an experienced, organized, and hands-on Maintenance Lead to oversee maintenance operations, grounds maintenance, equipment, facilities, and a team of maintenance professionals.
The ideal candidate enjoys leading a team while actively participating in maintenance work. This role is responsible for planning, prioritizing, coordinating, and supporting daily maintenance activities to ensure the property remains safe, clean, attractive, and operating efficiently throughout the year.
This position serves as the primary point of coordination between management, maintenance staff, contractors, and ownership for all maintenance and grounds-related operations.
Key Responsibilities
Maintenance & Grounds Operations
- Oversee all maintenance and grounds operations across the property.
- Review, prioritize, assign, and monitor maintenance requests to ensure timely completion.
- Conduct routine inspections of buildings, utilities, roads, landscaping, recreational facilities, pool, hot tub, and common areas.
- Develop and maintain preventive maintenance schedules for facilities, infrastructure, equipment, and vehicles.
- Ensure the property remains safe, clean, well-maintained, and operating efficiently.
- Respond promptly to maintenance emergencies and operational issues.
Team Leadership & Staff Coordination
- Supervise, schedule, and coordinate the daily work of the maintenance and grounds team.
- During the busy operating season, oversee maintenance operations seven days a week by ensuring appropriate staffing, coordinating schedules, and prioritizing work requests.
- Train and mentor employees on safety procedures, equipment operation, repair techniques, and maintenance standards.
- Monitor work quality, productivity, and completion of assigned tasks.
- Coordinate maintenance priorities with management and ownership.
Hands-On Maintenance
This is both a leadership and hands-on role. The Maintenance Lead is expected to work alongside the maintenance team whenever needed and provide technical expertise in:
- Plumbing and water systems
- Electrical troubleshooting and repairs
- Carpentry and general building maintenance
- Mechanical repairs
- Pumps and utility systems
- Tractor, mower, golf cart, utility vehicle, and small engine maintenance
- Landscaping and grounds maintenance
- Pool and hot tub operations, including equipment maintenance, water testing oversight, pumps, filters, heaters, and coordinating repairs or regulatory compliance
- Seasonal property opening and closing
- Emergency repairs and facility improvement projects
Equipment & Facility Management
- Maintain maintenance equipment, vehicles, tools, and machinery in safe working condition.
- Coordinate preventive servicing and repairs.
- Monitor inventory of maintenance supplies, tools, and replacement parts.
- Coordinate with outside vendors and contractors for specialized repairs and improvement projects.
- During the off-season, oversee preventive maintenance, equipment servicing, capital improvements, infrastructure projects, and preparation for the next operating season.
Qualifications
- Minimum 5 years of maintenance, facilities, property, hospitality, or general maintenance experience.
- Previous leadership or supervisory experience preferred.
- Strong knowledge of plumbing, electrical, carpentry, mechanical systems, landscaping, and general maintenance.
- Experience operating and maintaining tractors, mowers, utility vehicles, golf carts, power equipment, and maintenance tools.
- Experience with pool and hot tub operations is preferred. Certified Pool Operator (CPO) certification is a plus or willingness to obtain.
- Strong leadership, communication, organizational, and problem-solving skills.
- Ability to prioritize multiple projects in a fast-paced environment.
- Valid driver's license required.

About the Property
We are a family-oriented seasonal hospitality property that offers overnight accommodations, recreational amenities, and outdoor experiences. Our busy season runs from April through October, with year-round maintenance and improvement projects during the off-season. This role offers the opportunity to lead a maintenance operation, build a strong team, and make a meaningful impact on the property's long-term success.
Pay: $45,000.00 - $55,000.00 per year
