Role Summary
The Phase 1 Manager – 1 (P1M-1) plays a key role in the property onboarding process, supporting the successful execution of Phase 1 investigations and observations. This is a field-focused, client-facing position responsible for identifying deferred maintenance, documenting property conditions, and helping translate findings into actionable scopes of work.
This role is ideal for someone with foundational construction knowledge who is eager to grow their diagnostic skills, learn building systems, and develop into a more autonomous field leader. You’ll work closely with senior Phase 1 Managers, Estimators, vendors, and internal teams to ensure a smooth transition.
*Candidates with construction inspection experience are strongly preferred and will be given priority consideration.

What You’ll Do
Inspections & Field Work
Assist with and independently conduct Phase 1 property observations
Identify deferred maintenance items and overall condition issues
Participate in field walkthroughs with senior team members
Represent the company professionally during site visits and client walkthroughs
Documentation & Scope Support
Document observation findings using Procore, Smartsheet, and company systems
Align photos, notes, and reports accurately with observed conditions
Work with Estimators to help turn observation findings into clear scopes of work
Support the transition of projects from Phase 1 into implementation (Phase 2/3)
Coordination & Communication
Communicate with vendors and trades to confirm scope details, timelines, and access
Assist with task tracking, scheduling coordination, and follow-ups
Attend weekly Phase 1 planning meetings and report progress or concerns
Technical Growth
Build working knowledge of core building systems (roofing, waterproofing, grading, etc.)
Develop diagnostic skills related to common residential and light commercial issues

Field experience in construction, property management, maintenance, or inspections preferred
