Home Inspector apprentice
Vigilant Home Inspections is seeking to add another member to our small business family to serve as a Home Inspector.
This position requires willingness for daily travel throughout our service area (about an hour radius from the North Liberty, Iowa area and occasionally a little further).
Training will take 2-5 months unless you're already a seasoned inspector, in which case the training period may be as little as 1-2 months (but no less). Training pay sucks. $17/hr.
Training is intensive and expensive. All necessary memberships, education, certifications and licenses are covered. Company truck, tools, tech, phone, & fuel card are provided.
After training, a successful candidate will earn $50,000-65,000+ in their first year, w/ the very real opportunity to earn over $100,000 a year. Compensation is performance based (%, not hourly, after training). We do not currently offer a benefits package. All major holidays are paid time off. We do offer the freedom to block days off at any time you choose as long as you're not already scheduled to work (we typically do not schedule out much more than about 1-2 weeks in advance).
Duties and Responsibilities:
- Arrive on time and exercise courtesy and professionalism toward the home’s occupant (which may include animals)
- Inspect all aspects of a home (roof, attic, garage, exterior, basement, plumbing, electrical, mechanical, etc.) following a systematic, regimented process
- Walk home buyers through the entire property, explaining any issues and advising on any remedial action required, and answering their questions (either in person, or after the fact)
- Write a detailed report following each inspection that includes photos and specific descriptions of any defects observed
- Accept and process payments, and have clients sign inspection agreements
- You’ll attend very few company meetings. Our team is in constant communication with one another as needed.
Requirements & Qualifications:
- High school diploma or equivalent required
- 2+ years of full time construction experience (in any residential trade) is REQUIRED.
- Ability to obtain home inspection certification through (pass exam)
- Ability to obtain radon measurement certification (complete coursework and pass exam)
- Ability to obtain pest inspection certification (complete coursework and pass pesticide applicator exam)
- Physical requirements include the ability to climb ladders and walk roofs, enter confined spaces (attics, crawlspaces, etc.) in extreme temperatures, and lift/carry ladders and other items weighing 70+ pounds.
- Extreme attention to detail while also maintaining awareness of the sum of those details
- Highly organized multitasker who works well independently in a fast-paced environment
- Excellent written and verbal communication skills for authoring home inspection reports and explaining them
- Hold a valid driver’s license & clean driving record
- Ability to pass a background check through the relevant realtor associations (to obtain Sentrilock lockbox access to homes that are for sale)
- Flexibility is required as your schedule may change unexpectedly due to the demands of our customer base.
- Professional appearance is required.
- Good physical mobility to traverse stairs in and out of numerous homes per day (while carrying equipment)
