HOA/Condo Specialist (Part-Time)
Delta Management is seeking an organized, outgoing, and self-motivated professional to join our growing team in Owensboro, Kentucky. We manage over 200 residential homes and multiple HOA and condominium associations throughout the Owensboro and Henderson areas.
This part-time position supports the daily operations of HOA and condominium associations by assisting board members, homeowners, vendors, and the management team. The HOA/Condo Specialist serves as the primary administrative contact for assigned associations and helps ensure association business is handled efficiently, professionally, and in accordance with governing documents.
Schedule
- Part-time position
- Approximately 3–4 days per week
- Flexible daytime schedule
- Occasional evening attendance at board and annual meetings may be required
Responsibilities
- Serve as the primary point of contact for homeowners and association members.
- Communicate regularly with HOA and condo board presidents regarding community concerns, projects, and day-to-day operations.
- Maintain association records, homeowner information, contracts, correspondence, and governing documents.
- Prepare meeting packets, reserve meeting locations, make copies, and attend board and annual meetings as needed.
- Process association deposits, pay invoices, and maintain accurate financial records.
- Assist with dues collection, budgets, and financial reporting.
- Obtain vendor bids and coordinate maintenance, repair, and improvement projects.
- Respond to homeowner inquiries and concerns in a professional and timely manner.
- Review governing documents, bylaws, declarations, and rules to help locate and communicate association requirements and procedures.
- Assist boards with the interpretation and application of governing documents while recognizing that legal matters must be referred to the association's attorney.
- Prepare reports, updates, and correspondence for board members and homeowners.

- Proficiency with Microsoft Office, including Word, Excel, and Outlook.
- Valid driver's license and dependable personal vehicle required.
- Ability to travel locally on an occasional basis for meetings, property visits, and association business.
- Property management, HOA, administrative, bookkeeping, or office experience preferred.
