Monday-Friday 8:00am to 4:30pm / some flexibility required
Position Pay Scale: $22.00 - $27.00 /hour (depending on experience)

Note: Items marked with an asterisk (*) are only available for full-time employees. Full-time status is defined as 30+ hours per week.
Essential Functions:
-
Implements maintenance procedures to meet resident’s needs in compliance with department, facility, federal, state and local regulations.

Performs a large variety of tasks designed to assist residents, facilitate operations, maintain property and enhance appearance of and safety at Fairhaven.

Takes assignments from work order system and directions from the Director of Facility Operations. May assist residents with minor needs when asked or when the need for assistance is apparent.

Performs basic skilled trade duties in fields including electrical, plumbing, HVAC, carpentry, small appliance repair, painting and masonry.

Performs handyman tasks such as replacing batteries, bulbs, unplugging toilets, checking phones, remotes, changing toilet seats, shoveling snow, traffic control, set ups, running errands helping on the grounds.

Performs Life Safety Code (LSC) inspections and maintenance of life safety equipment.

Performs preventative maintenance (PM) on a wide variety of equipment.

Performs janitorial tasks as needed.
Essential Qualifications & Requirements:
Type of work and characteristics of duties require:
-
Physical condition allowing for normal maintenance duties including but not limited to; lifting (up to 80 pounds), bending, stooping, reaching, grabbing, pushing, pulling, standing or walking an entire shift, use of arms and hands with dexterity, climbing, ability to read and understand directions, procedures and manuals.

Appropriate math ability to perform job.

Ability to solve practical problems.

Ability to use many pieces of equipment including power tools, motorized equipment and vehicles, including a variety of snow removal equipment.

Communicate in a friendly manner to residents and coworkers in English.
-
Ability to pay attention to an assortment of details at one time.
-
Comfort in working in a Christian Retirement Center environment.
-
Adherences to all regulations specified in the Fairhaven employee handbook, procedures and policy documents.

Able to be on a rotation schedule for “on-call” nights and weekends for maintenance issues
-
Able to work occasional overtime, including conducting late-night required fire drills.

Able to work on the snow crew in the winter, including “on-call” afterhours and weekends.
Experience & Education or skills preferred:
-
Three years maintenance experience in an institutional facility or CCRC
-
Trade school completion and/or experience working in a skilled trade a plus
-
Current valid Driver’s License
