Experienced Apartment Maintenance and Make Ready-Technician needed for our privately owned apartment complexes in North Austin, Round Rock, and Georgetown, TX.

The Position:
As a Maintenance / Make Ready Technician you will ensure that all vacated apartments are thoroughly restored to "make ready" status and diagnose problems and make repairs in areas such as dry walling, painting, electrical, plumbing, pool, carpentry, and appliance repair. Make Ready Techicians also perform work orders as assigned.
Responsibilities:
- This particular position primarily involves sheet rock repair, carpentry, tape/float, and painting and installation of appliances and fixtures in apartments at one or more of our properties.
- Repair and improve all units prior to residents move in date - trash out, change bulbs/locks, install appliances, painting, caulking, light drywall repair
- Maintain pool and understand basic pool care (chemical readings, making chemical adjustments, and back-washing etc.
- Tub/tile refinishing and/or flooring experience is a real plus.
- Can safely operate the following equipment; pressure washer, backpack blower, floor scrubbers, carpet cleaner, paint sprayer, and sweepers
- Maintain grounds by removing debris and trash
- Reports supply needs to Lead Maintenance and or Community Manager and maintain shop organization
- Respond to and complete assigned work orders within 24 - 48 hours
- Ensure thorough restoration of vacated apartments to "make ready" status.
- Diagnose and repair problems in various areas such as drywalling, painting, electrical, plumbing, pool, carpentry, and appliance repair.
- Inspect vacated apartments and complete make-ready checklists.
- Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, curtains, mini-blinds, ceiling fans, lights, etc.
- Check and repair/replace piping, faucets washers, and sink plugs as necessary.
- Perform exterior repairs on buildings, fencing, stairways, when necessary.
- Make new keys and re-key locks.
- Share cleaning and grounds-keeping duties with the maintenance staff.
Qualifications:
- Be a team player with a "can-do" and "get'r done" attitude.
- Minimum of 1 year apartment maintenance experience
- Have your own basic tools to perform maintenance and make-readies
- Maintenance and Repair experience in Painting, Carpentry, Dry wall, Basic Electric and Plumbing
- Ability to push, pull and lift up to 50 lbs
- Availability for on call rotation evenings and weekends
Employment with TEXcel Properties is contingent upon successful completion of a background check, possessing a valid driver’s license and drug screen. You will be responsible for maintenance activities on the property reporting to the property manager. You may be assigned to one of our properties or you may work at multiple properties.
Job Type: Full-time
Pay: $23.00 - $27.00 per hour
