We are seeking an experienced, results-driven Property Manager to oversee multiple apartment communities throughout Alabama. Position Summary
The Property Manager is responsible for the overall performance of an assigned portfolio of apartment communities. This includes maximizing occupancy, increasing revenue, maintaining resident satisfaction, ensuring regulatory compliance, supervising onsite staff, and preserving the physical condition of each property.
The ideal candidate is organized, accountable, financially minded, and capable of leading multiple priorities while maintaining exceptional customer service standards.
Key Responsibilities
- Oversee the day-to-day operations of assigned apartment communities.
- Achieve occupancy, leasing, and revenue goals through effective marketing and resident retention strategies.
- Monitor delinquent accounts and work closely with residents on payment plans while ensuring company policies are enforced.
- Initiate and oversee collections, notices, and eviction processes in accordance with Alabama landlord-tenant laws.
- Prepare, manage, and monitor annual operating budgets.
- Analyze monthly financial statements, variances, and property performance metrics.
- Review rent rolls, aging reports, and occupancy reports to identify opportunities for improvement.
- Recruit, train, coach, and supervise leasing, maintenance, and onsite staff.
- Conduct regular property inspections to ensure curb appeal, cleanliness, and compliance with company standards.
- Coordinate capital improvement projects and vendor relationships.
- Ensure timely completion of maintenance requests and preventative maintenance programs.
- Respond professionally and promptly to resident concerns and escalated issues.
- Maintain compliance with Fair Housing regulations, company policies, and all applicable federal, state, and local laws.
- Prepare weekly and monthly operational reports for executive leadership.
- Conduct market surveys and recommend pricing adjustments to remain competitive.
- Assist with acquisitions, transitions, and stabilization of newly acquired properties as needed.
Qualifications
- Minimum 5 years of multifamily property management experience required.
- Experience managing multiple communities or large apartment communities preferred.
- Strong knowledge of leasing, resident relations, collections, budgeting, and financial reporting.
- Experience with evictions and delinquency management.
- Knowledge of Fair Housing laws and landlord-tenant regulations.
- Excellent leadership and team management skills.
- Strong conflict resolution and problem-solving abilities.
- Highly organized with exceptional attention to detail.
- Ability to prioritize multiple deadlines in a fast-paced environment.
- Professional verbal and written communication skills.
- Proficiency in Microsoft Office Suite.
- Experience with AppFolio or similar property management software preferred.
- Valid driver's license with reliable transportation.

- Strong understanding of property financials and budgeting.
- Experience improving occupancy and NOI.
- Ability to identify operational inefficiencies and implement solutions.
- Vendor management and contract negotiation experience.
- Experience with value-add communities is a plus.
