The Property Maintenance Technician (PMT) plays a vital role in creating and maintaining a safe, comfortable, welcoming, and home-like environment for residents across Independent Living, Assisted Living, and Memory Care. This position is responsible for the maintenance, repair, safety, and appearance of the community while supporting regulatory compliance and operational excellence.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Environment, SafetyWhole-Person Living:
- Maintain a safe, comfortable, attractive, and home-like environment for residents, families, visitors, and team members.
- Recognize that the physical environment directly impacts residents' quality of life, dignity, comfort, and sense of well-being.
- Conduct routine inspections of community grounds, buildings, systems, and equipment to identify maintenance or safety concerns.
- Proactively address maintenance needs to minimize disruptions to resident life and daily routines.
- Ensure all facility areas remain clean, functional, accessible, and welcoming.
- Support resident move-ins, move-outs, and room transitions with professionalism and care.
- Approach every maintenance request with urgency, professionalism, and hospitality, recognizing that timely service directly impacts the resident experience.
Maintenance OperationsPreventive Maintenance:
- Complete routine maintenance, repairs, and preventive maintenance inspections in accordance with company standards which supports efficient daily operations.
- Complete, prioritize, and manage maintenance requests, work orders, and repair projects in a timely manner.
- Maintain required maintenance, repair, life safety, and inspection logs.
- Monitor the condition and functionality of building systems and equipment.
- Operate tools, machinery, and maintenance equipment safely and efficiently.
- Read, interpret, and follow technical manuals, specifications, diagrams, and maintenance documentation.
- Troubleshoot equipment and building issues and implement appropriate solutions.
- Adapt to changing priorities and operational needs throughout the community.
- Proactively identify and resolve maintenance concerns before they disrupt resident comfort, safety, or daily routines.
Building SystemsUpkeep:
- Perform a variety of general maintenance and semi-skilled trade work including:
o Carpentry
o Painting
o Basic electrical repairs
o Plumbing repairs
o Drywall repair
o Equipment maintenance
o Preventative maintenance activities
- Install, repair, and maintain facility components including:
o Lighting systems
o Heating and ventilation systems
o Plumbing fixtures
o Security systems
o Alarm systems
o Office equipment
o Electrical components
- Monitor heating and cooling systems to maintain safe and comfortable building temperatures.
- Ensure all systems remain operational and compliant with applicable standards.
Resident ExperienceCommunity Support:
- Provide courteous, respectful, and responsive service to residents, families, visitors, and team members.
- Assist with transportation of residents to appointments, activities, and community events as assigned.
- Partner with Life Enrichment and other departments to prepare community spaces for activities, celebrations, resident programs, and special events.
- Support resident move-ins and move-outs by assisting with room setup and building related needs.
- Respond promptly to requests that impact resident comfort, safety, or quality of life.
- Build positive relationships with residents while respecting their privacy, dignity, and independence.
- Maintain a visible presence throughout the community by engaging with residents, responding to concerns, and building positive relationships through daily interactions.
Grounds MaintenanceCommunity Appearance:
- Maintain community grounds to ensure an attractive and safe environment.
- Complete lawn care, landscaping, gardening, and seasonal maintenance activities.
- Remove snow, ice, leaves, and debris from sidewalks, entrances, parking areas, and outdoor spaces.
- Monitor exterior conditions and address concerns that impact safety or appearance.
- Help ensure the community reflects pride, professionalism, and hospitality.
Emergency PreparednessLife Safety:
- Develop, implement, and support disaster preparedness procedures in accordance with licensure requirements.
- Assist with emergency preparedness planning and staff education.
- Conduct fire drills and other emergency preparedness drills as required.
- Provide ongoing education to team members regarding:
o Building layout
o Emergency procedures
o Fire safety
o Maintenance reporting processes
o Life safety requirements
- Respond to emergency maintenance, fire, security, and safety situations during and after business hours as needed.
- Complete required safety, security, and life-safety inspections.
- Ensure compliance with Life Safety Code, ADA, OSHA, and applicable regulatory standards.
Compliance, DocumentationRisk Management:
- Maintain complete and accurate records of maintenance activities, inspections, repairs, and safety checks.
- Ensure all required maintenance documentation complies with state licensure requirements.
- Follow all company policies, safety procedures, and regulatory requirements.
- Handle hazardous materials safely and appropriately.
- Report safety risks, equipment failures, and environmental concerns promptly.
- Participate in inspections, audits, and compliance reviews as needed.
Team CollaborationCulture Building:
- Promote and support a positive work environment focused on teamwork.
- Partner with leadership and all departments to support resident satisfaction and operational excellence.
- Attend meetings, workshops, training sessions, and seminars as required.
- Conduct safety and maintenance-related education for team members.
- Support a culture of accountability, service, and continuous improvement.
- Contribute to an environment where residents and team members feel supported, safe, and valued.
GENERAL REQUIREMENTS:
- High school diploma or equivalent GED required.
- Minimum of three (3) to five (5) years of facility maintenance experience in senior living, healthcare, hospitality, property management, or related environments preferred.
- Must be at least 18 years of age.
- Must submit to a TB test in accordance with state regulations.
- Ability to lift 50 pounds regularly and up to 100 pounds with assistance when necessary.
- Ability to stand, walk, bend, stoop, kneel, reach, push, pull, and perform physical labor throughout the workday.
- Working knowledge of carpentry, plumbing, electrical systems, HVAC, painting, and general building maintenance.
- Ability to read and interpret technical manuals, plans, and maintenance documentation
- Strong problem-solving and organizational skills.
- Effective verbal communication and customer service abilities.
- Must be available to respond to urgent maintenance or safety situations as required.
- Must maintain a valid driver's license and insurable driving record if transportation responsibilities are required.
