Community Association Manager – Luxury High-Rise Condominium

Position Overview
This is a leadership opportunity for a highly experienced Community Association Manager capable of overseeing a large, complex, and fast-paced condominium property. The successful candidate will possess outstanding operational, financial, and leadership skills and be comfortable working closely with an engaged Board of Directors while managing a substantial on-site staff and multimillion-dollar operating budget.
This position is intended for seasoned professionals with extensive high-rise condominium management experience.
Responsibilities
- Direct all operational, administrative, and financial functions of a large luxury high-rise condominium
- Lead and develop a multidisciplinary on-site team, including engineers, front desk personnel, maintenance, housekeeping, and administrative staff
- Prepare and administer annual operating and reserve budgets
- Oversee major capital improvement and infrastructure projects
- Serve as the primary advisor and liaison to the Board of Directors
- Build strong relationships with residents while maintaining exceptional customer service standards
- Negotiate and administer vendor contracts and oversee contractor performance
- Ensure compliance with governing documents, Illinois statutes, and industry best practices
- Identify opportunities to improve operations, resident satisfaction, and financial performance
Required Qualifications
- Active Illinois Community Association Manager (CAM) License
- Extensive experience managing large high-rise condominium associations
- Demonstrated success managing complex building operations, large budgets, capital projects, and sizable on-site teams
- Exceptional leadership, communication, organizational, and problem-solving skills
- Strong financial acumen, including budgeting and variance analysis
- Advanced proficiency in Microsoft Office, particularly Excel

Important
Only candidates with extensive high-rise condominium management experience will be considered.
Applicants must also:
- Hold an active Illinois Community Association Manager License
- Reside in the Chicago metropolitan area
Candidates whose experience is primarily in apartment management, HOA portfolios, commercial property management, or low-rise communities will not be considered for this position.
