The On-Site Property Manager is the boots-on-the-ground leader for Deerfield Inn, a 20-room boutique property on Lake Chatuge. This is a hands-on, working-manager role: you will personally perform daily housekeeping turnovers while also supervising on-site staff, maintaining the property, overseeing the front desk, and serving as the primary on-site point of contact for guests and vendors. You will partner closely with Roam Hospitality's remote Property Management and Guest Care teams — they handle centralized booking, guest communications & contactless check in process, and back-office support, while you ensure the physical property and on-site guest experience meet Roam's standards every day.
Standard schedule is Thursday through Monday, 10:00 AM–7:00 PM, with a one-hour unpaid meal break (8 paid hours per day). Front-desk and housekeeping staff cover the property on the Manager's two days off (Tuesday–Wednesday). Hours may flex with seasonality, occupancy, and property needs; the property's peak season runs late spring through fall. As an on-site, non-exempt team member, any hours worked beyond 40 in a workweek are paid at the applicable overtime rate.
Total compensation value: $50,000 per year. This total includes cash wages plus the value of on-site furnished housing and utilities, valued at approximately $1,600 per month (~$19,200/year).
- Housing: A fully furnished, on-site mobile home with utilities included is provided as a condition of employment and to support after-hours property coverage.
- Occupancy of the on-site residence is governed by a separate occupancy agreement tied to employment; the residence is not a rental tenancy.
- No additional benefits or paid time off are offered at this time.
Housekeeping & Turnovers
- Perform up to 5 guest-room turnovers/cleans per day to Roam quality standards.
- Schedule and coordinate housekeeping staff to cover the full turnover board, including your two days off.
- Conduct quality-assurance inspections on completed rooms; correct issues before guest arrival.
- Follow and enforce all housekeeping SOPs; ensure the team executes them consistently.
Supplies, Inventory & Ordering
- Manage par levels and inventory for guest-room, housekeeping, lobby, cleaning and front-desk supplies.
- Place and track reorders before stock runs low; receive and organize deliveries.
Property Upkeep & Proactive Maintenance
- Complete daily upkeep: watering plants, emptying trash/recycling bins, and seasonal grounds tasks.
- Perform routine proactive maintenance inspections and log/report issues.
- Handle basic maintenance directly — replacing light bulbs, batteries, air filters, and similar minor repairs.
- Escalate larger repairs to the Roam Operations team and coordinate vendor fixes.
Front Desk Oversight
- Work at the front desk daily during working days from 3-7pm. Oversee front-desk staff for process adherence and SOP accountability.
- Schedule front-desk coverage for their off-days and manage lobby/front-desk supply ordering.
- Ensure a clean, welcoming, guest-ready lobby and front-desk area at all times.
- Conduct Pre-Arrival checks on all rooms to ensure they are guest ready.
Laundry

Manage on-site laundry and folding, or coordinate laundry service, to keep linens stocked and rotated.
Guest Experience & After-Hours Support
- Provide in-person guest assistance and respond to on-site guest needs during shifts.
- Respond to after-hours property and guest needs when contacted (e.g., guest lockouts, Wi-Fi/router down and needing a restart), coordinating with the remote Guest Care team.
- Partner with the remote Property Management and Guest Care teams so every guest issue is resolved and documented.
Vendor Coordination & Emergency Management
- Schedule, meet, and coordinate in-market vendors (handymen, and others) and verify quality of work.
- Serve as the on-site lead for emergency management protocols and coordinate the appropriate on-site response.

Minimum 2 years of hospitality experience (hotel, boutique, or short-term-rental operations preferred).
- Valid driver's license and reliable personal transportation required.
- Must pass a background check.
- Strong communication, organizational and multitasking skills; comfortable leading a small on-site team.
- Comfortable with property-technology systems (e.g., smart locks, PMS, and messaging tools); quick to learn new platforms.
Dependable, guest-focused, and able to work independently with remote support.

This role is physically active. It requires standing, walking, bending, kneeling, and reaching for extended periods; lifting and carrying up to 50 lbs (linens, supplies, small furniture); pushing housekeeping and laundry carts; and using cleaning chemicals and equipment.
