Purpose
As Portfolio Manager, Living, this position is responsible for the leadership and performance of SENTRE’s West Coast multifamily portfolio. The role is based in San Diego and works closely with the Senior Real Estate Manager, as well as the Management and Investment Teams to drive strategic outcomes, operational consistency, and high performance across the Living portfolio aligned with SENTRE’s vision and goals – delivering exceptional residential experiences, achieving financial and operational excellence, and cultivating a culture of community and stewardship across the portfolio.
The Portfolio Manager, Living leads the day-to-day operational and management activities in the San Diego, CA market in collaboration with a Leasing Associate, and provides strategic direction and portfolio-level oversight for the SENTRE team located in Portland, OR and managing those assets.
Responsibilities
- Lead, manage, and accountable for a 450+ unit portfolio and team of 4 management professionals and 4 maintenance technicians across the multiple markets – provide coaching, performance management, and professional development;
- Lead operations, resident relations, and financial results across the SENTRE Living portfolio;
- Ensure alignment with SENTRE Living’s standards for service, compliance, branding, and design;
- Identify opportunities to drive NOI growth, optimize operational efficiency, and implement value-add initiatives;
- Oversee leasing strategy, pricing, marketing, and resident acquisition efforts, leveraging market analysis to ensure competitive rent positioning and service offerings;
- Monitor portfolio KPIs including occupancy, renewal rates, rent growth, and work order completion;
- Oversee resident relations across the portfolio, serving as the direct point of accountability for resident issues, concerns, and renewal strategy in San Diego; in Portland, serve as the escalation point for resident matters with the Community Manager owning day-to-day resident relations and renewal execution;
- Support the Management and Development teams to coordinate and facilitate capital projects and renovation initiatives;
- Own the unit make-ready process across the San Diego portfolio, including unit inspections, make-ready scoping, maintenance coordination, quality checks, and lease-ready certification; provide oversight and quality standards for make-ready execution in Portland, with the Community Manager leading on-site execution;
- Directly manage the day-to-day relationship with the outsourced maintenance team in San Diego, including work order prioritization, quality control, and invoice review; oversee the Portland maintenance vendor relationship at a portfolio level, with the Community Manager managing the day-to-day partnership;
- Manage monthly and quarterly financial performance, including rent collection, expense management, and quarterly reporting (i.e., variance and executive summary);
- Lead the annual budgeting process for each property in collaboration with the Senior Real Estate Manager and Finance team, with final budgets subject to leadership review and approval;
- Ensure compliance with Fair Housing laws, state and local regulations, and company policies;
Travel and Representation
- This role is Monday – Friday schedule and operates primarily out of SENTRE’s San Diego Living portfolio properties, with 1–2 days per week (typically Monday & Thursdays) expected at SENTRE’s San Diego headquarters;
- Monthly travel to SENTRE’s out of market living communities (i.e., Portland, OR) is required at minimum, with additional visits based on operational needs, investment activity, or team requirements;
- Attendance at weekly team meetings as well as ad hoc portfolio strategy sessions and budget meetings;
Qualifications
- Minimum 7 years of multifamily property management experience, with at least 3 years in a portfolio or multi-site leadership role managing direct reports;
- Must be able to read, analyze, and interpret legal documents (lease documents, claims of lien, etc.), general business periodicals, professional journals, technical procedures, or government regulations;
- Ability to effectively present information and respond to questions from senior level management, tenants, vendors, peers and the general public;
- Ability to define and resolve complex issues and resolve with practical concrete business minded solutions;
- Ability to establish and maintain systems and procedures that are aligned with industry best practices;
- Proficient knowledge of Microsoft Office 365, Yardi and any other software program or piece of technology identified as standard for the Client (required);

Pay: $100,000.00 - $125,000.00 per year
