Job Description: Financial Feasibility Analyst (Hospitality)

Position Summary
The Financial Feasibility Analyst supports hospitality development projects by building and maintaining the financial models that determine whether a proposed hotel is economically viable. Working under the direction of the Hospitality Market & Feasibility Consultant (Project Lead), this role converts market demand findings and competitive positioning conclusions into multi year operating projections, development cost estimates, return analyses, and scenario modeling. The analyst produces transparent, audit ready models and a clear financial narrative that supports the overall feasibility study.
Key Responsibilities
Operating Projections

Projected income statements Build multi year income and expense statements (minimum 5 to 10 years) for the recommended hotel.

Revenue modeling Translate occupancy, ADR, and RevPAR assumptions into rooms revenue and total revenue projections.

USALI based expense modeling Model departmental and undistributed operating expenses, including stabilization curves aligned with industry standards.
Development Cost & Returns

Development cost estimation Estimate land, hard costs, soft costs, FF&E, and pre opening expenses.

Return metrics Calculate unlevered/levered returns, IRR, DCF, and cap rate based valuations.

Capital stack modeling Develop a clear financing assumption and capital stack framework.
Scenario, Incentive & Reporting

Scenario analysis Run sensitivity tests on occupancy, ADR, cost assumptions, and financing terms.

Public incentive modeling Model TIF, grants, lodging/tourism tax tools, and P3 structures to quantify their impact on feasibility.

Model reconciliation Ensure all financial statements tie out and reconcile across the workbook.

Report drafting Prepare the financial feasibility narrative and supporting financial workbooks for the final deliverable.
Technical & Software Proficiencies

Advanced Excel for multi year pro formas, DCF/IRR, and scenario modeling.

Strong understanding of financial statement structure and reconciliation.

Familiarity with STR / CoStar benchmarking data as model inputs.

Proficiency in Word and PowerPoint for narrative development and exhibits.

Work Environment

Qualifications
- Bachelor’s degree in finance, accounting, economics, real estate, or a related field.

2 to 5 years of experience in financial modeling, real estate or feasibility analysis, or corporate finance.

Demonstrated ability to build multi year pro formas with transparent, well documented assumptions.

Advanced Excel skills, including scenario/sensitivity analysis and clean, auditable model structure.

Strong command of ROI, IRR, DCF, and capitalization rate concepts.

Clear written communication skills for drafting financial narratives for non technical audiences.
Preferred Qualifications

Familiarity with hotel operating economics and USALI.

Professional credentials such as CPA or CFA, or progress toward either.

Experience with public financing tools (TIF, grants, P3) in real estate development.

Prior experience supporting feasibility studies for municipalities, authorities, or public agencies.
