We are seeking an experienced and highly organized Property Manager to oversee the daily operations of a HUD project-based (Section 8) apartment community in Washington, DC. This role requires strong expertise in HUD compliance, REAC/MOR preparation, resident relations, and operational leadership.
The ideal candidate is a proactive leader with a strong background in HUD multifamily property management, the ability to manage complex operations, and a commitment to maintaining high property standards and resident satisfaction.
Key Responsibilities
HUD Compliance & Property Operations
- Oversee and complete HUD recertifications in compliance with all HUD regulations
- Prepare and maintain the property for REAC and MOR inspections
- Run and reconcile EIV reports for new and existing residents
- Ensure compliance with HUD, Fair Housing, landlord-tenant laws, and local regulations
- Coordinate all move-ins and move-outs while maintaining accurate records in OneSite
Resident Relations
- Address resident concerns promptly and professionally
- Coordinate resident communications including notices, inspections, and compliance updates
- Foster a positive community atmosphere while ensuring adherence to lease terms and company policies
Maintenance & Vendor Coordination
- Manage maintenance requests by dispatching technicians and vendors in a timely manner
- Monitor completion of work orders and follow up with residents regarding service quality
- Conduct regular property and unit inspections to maintain asset quality and reduce liability
- Respond to and coordinate after-hours emergency situations as needed
Leadership & Financial Oversight
- Supervise and support on-site staff, promoting a professional and productive team environment
- Manage delinquency, collections, and eviction processes in accordance with policy and regulations
- Assist with operational reporting, budgeting, and maintaining overall property performance
Qualifications Required
- 3–5+ years of HUD multifamily property management experience
- Proven experience with HUD recertifications, EIV, REAC, and MOR preparation
- Strong understanding of HUD regulations, Fair Housing, landlord-tenant law, OSHA standards, and building compliance requirements
- Excellent leadership, communication, and organizational skills
- Ability to manage multiple priorities in a fast-paced environment
Preferred
- Experience managing large multifamily or project-based communities
- Knowledge of maintenance operations, inspections, and vendor management
- Experience supervising on-site teams
