Overview
We are seeking a detail-oriented, highly motivated Real Estate Appraiser Trainee to join our valuation team. In this entry-level role, you will work under the direct guidance and mentorship of a Certified Supervisory Appraiser. You will assist in conducting physical property inspections, gathering public data, researching market trends, and drafting comprehensive appraisal reports. This position is designed to provide the necessary supervised hands-on experience and training hours required to achieve independent state certification.
Essential Duties and Responsibilities
- Field Inspections: Accompany the supervisor to site visits to inspect property interiors and exteriors.
- Property Measurement: Learn to measure structures, compute total square footage, and sketch layouts.
- Data Collection: Take clear, accurate photographs of subject properties and comparable market listings.
- Market Research: Utilize MLS databases, tax assessments, and courthouse records to verify legal descriptions and ownership.
- Report Drafting: Assist in preparing appraisal reports using standardized valuation software and tools.
- Valuation Analysis: Learn to apply the sales comparison, cost, and income capitalization approaches to value.
- Log Maintenance: Accurately log all supervised appraisal assignments and work hours for state licensing board submission.
