Job Summary
The Maintenance Director is responsible for the overall management, operation, maintenance, and safety of the physical plant, building systems, equipment, and grounds for the assisted living and independent living community. This position ensures the community is maintained in a safe, attractive, and compliant manner while providing a comfortable environment for residents, visitors, and team members. The Maintenance Director oversees preventative maintenance programs, capital improvement projects, vendor relationships, regulatory compliance, and emergency preparedness efforts. Supervises the Maintenance Techs to ensure timeliness and accuracy of completion of maintenance issues
Responsibilities
- Support the mission, vision, and culture of the organization through positive communication and leadership.
- Contribute to Community relationships by demonstrating cooperation and professional conduct with residents, families, fellow associates, and other vendors.
- Establish departmental goals, schedules, and performance expectations.
- Foster a service-oriented culture focused on resident satisfaction and teamwork.
- Ensure staff compliance with company policies, safety procedures, and regulatory requirements
- Communicate maintenance needs with Executive Director and obtain appropriate approvals for related expenses.
- Partner with Executive Director and Sales Director to facilitate timely turnover of resident units after a move out.
- Participate in key management team meetings and functions as required.
- Supervise Maintenance Staff to include recruiting, interviewing, hiring, evaluating, coaching, disciplining, and terminating maintenance personnel as necessary while fostering a positive and accountable team culture.
- Maintain effective communication with maintenance staff, property management teams, vendors, and residents regarding repair status, project updates, and facility concerns.
- Develop and manage departmental operating and capital budgets, monitor expenses, and recommend cost-effective solutions.
- Conduct regular inspections of the community to identify maintenance needs, safety concerns, and opportunities for improvement.
- Manage maintenance department expenses to budget utilizing spend down sheets provided
- Performs general repair and repainting of all areas of the building or oversees the work of contractors.
- Provides on-call service and performs 24/7 emergency maintenance work when required.
- Schedule and perform preventive maintenance according to Unbridled Living policies and procedures.
- Inspects, repairs, and services HVAC, electrical, and plumbing systems or oversee the work of contractors.
- Delegate daily responsibilities and assign, prioritize, and manage work orders based on technical skill sets, workload capacity, property priorities, resident needs, emergency repairs, and operational requirements to ensure timeline and efficient completion of all Work Orders.
- Implement routine maintenance tasks to be completed weekly, monthly, quarterly and annually and keep documentation of completion.
- Oversee and prioritize apartment unit turns to minimize vacancy loss and ensure units are ready for occupancy within established timelines.
- Maintain compliance with required annual inspections (elevator, fire panel, etc.)
- Ensure fire safety systems are functioning and maintained properly.
- Abide by all State and Federal safety regulations including Occupational Safety and Health Administration (OSHA), Environmental Protection Agency (EPA), Material Safety Data Sheets (MSDS) and National Fire Prevention Association (NEPA), as well as State Regulations.
- Complete routine testing of emergency call system.
- Performs Fire, Tornado, and other disaster drills as necessary to prepare staff and residents for an emergency and to satisfy the requirements of State Regulations.
Pay: From $75,000.00 per year
