Summary
The Maintenance Technician III is responsible for performing advanced maintenance, inspection, and repair of building systems and equipment across the property portfolio. This role handles complex issues, ensures systems operate efficiently, and supports overall team effectiveness while maintaining compliance with safety standards and delivering high-quality service and client satisfaction.
Responsibilities
· Diagnose and repair complex mechanical, electrical, plumbing, finish carpentry, and HVAC issues.
· Perform advanced troubleshooting and preventative maintenance across building sytems.
· Complete work orders requiring a high level of technical expertise and judgement.
· Support unit turns and ensure repairs meet quality standards with minimal supervision.
· Provide excellent customer service and maintain positive, professional relationships with clients, collegues, vendors, and visitors.
· Maintain detailed maintenance records, documentation, and inventory.
· Provide guidance and technical support to less experienced technicians as needed.
· Participate in subject-to-call responsibilities as required.
· Follow all safety procedures and company policies.
· Perform other duties as assigned.
Qualifications
· High School Diploma or equivalent; technical or trade certification preferred.
· Two or more years of maintenance experience; residential or commercial property management experience a plus.
· Advanced knowledge of major building systems (HVAC, plumbing, electrical, finish carpentry).
· Excellent communication and customer-service-oriented attitude.
· Strong diagnostic, troubleshooting, and problem-solving skills.
· Ability to work independently and in team environment, manage time effectively, and handle complex maintenance issues.
· Basic computer skills for work order systems and communications.
· Willingness to support and share knowledge with team members.
· Prolonged periods of standing, walking, climbing, bending, and repetitive hand use with power and non-power tools.
· Ability to lift heavy objects of 50 pounds or more, work in varying environmental conditions, and perform physically demanding tasks.
· Must provide own basic hand tools and have a strong knowledge of power tools and associated equipment.
· Valid driver’s license and access to reliable personal vehicle required.
· Any trade certification(s) and/or OSHA certification(s) a plus.
Pay: $23.00 - $25.00 per hour
