Job Title: Maintenance Manager Department: Administration

Reports to: Tribal Administrator
The Tribal Maintenance Manager serves as the working lead and operational manager of the Robinson Rancheria Maintenance Crew and reports directly to the Tribal Administrator. This position oversees maintenance operations across off-site properties, on-site facilities, enterprise buildings and tribal vehicle fleet. The Supervisor manages work order systems through Freshservice, physical work order forms, Monday.com, etc while actively participating in fieldwork, emergency response, preventive maintenance planning, and organizational wide projects. Collaborate with housing maintenance technicians when necessary.
Duties and Responsibilities:
- Supervise, mentor, and evaluate Maintenance Technicians
- Review, prioritize, assign, and track work orders submitted via Freshservice, email, phone, and paper forms
- Update Monday.com daily with assignments, schedules, project timelines, preventive maintenance tasks, and fleet service needs
- Establish and enforce work order priority levels (Emergency, Urgent, Routine, Preventive)
- Participate directly in field repairs, including plumbing, electrical troubleshooting, carpentry, painting, and general building repairs.
- Lead emergency response efforts for water leaks, power issues, safety hazards, and facility access problems
- Develop and oversee preventive maintenance programs for HVAC systems, plumbing systems, lighting, fire safety equipment, and building infrastructure
- Conduct quarterly inspections of all tribal housing, off-site properties, enterprise facilities, and on-site buildings
- Coordinate outside vendors and contractors for specialized repairs, inspections, or capital improvement projects
- Oversee fleet management, including service scheduling, inspections, registration tracking, repair coordination, and maintenance logs
- Manage inventory of tools, parts, custodial supplies, and maintenance equipment; ensure proper storage and ordering procedures
- Ensure compliance with OSHA standards, tribal safety policies, and PPE requirements
- Assist with budgeting, long-term facility planning, and capital repair forecasting
- Maintain accurate maintenance documentation, including work order history, inspection reports, vendor records, and fleet files
- Provide operational reports and recommendations to the Tribal Administrator
- Other related duties as assigned
Knowledge, Skills, and Abilities:
- Fieldwork is performed in all types of weather and involves extensive photo and video documentation of projects and site assessments.
- Must be proficient in the Microsoft Office 365 suite and Adobe
- Ability to lift 50+ pounds and work indoors and outdoors in all weather and on all terrains.
Experience and Education:
- High School diploma or GED
- Associate degree or vocational certification in facilities maintenance, construction management, or related field preferred
- Minimum 5 years of maintenance facilities experience required
- Minimum 3 years of supervisory or lead experience required
- Experience managing work order systems and digital tracking platforms required
Conditions of Employment:
- California Driver License
