Position Overview
We are seeking a proactive Project Manager / Estimator to lead commercial construction projects from preconstruction estimating through project closeout. The ideal candidate will produce accurate, competitive estimates, develop reliable schedules and budgets, and manage construction operations to deliver projects on time, within budget, and to quality and safety standards. This role requires strong construction management experience, excellent communication with owners, architects, engineers and subcontractors, and a focus on profitability and client satisfaction.
Key Responsibilities

Prepare detailed quantity takeoffs and cost estimates for commercial bids and proposals.

Develop scopes of work, solicit and evaluate subcontractor and supplier bids, and create competitive bid packages.

Manage the full project lifecycle including planning, scheduling, budgeting, procurement, construction administration, quality control and closeout.

Produce and maintain project schedules, cost forecasts, cash flow projections and weekly/monthly reports for stakeholders.

Lead preconstruction activities including value engineering, constructability reviews and constructability coordination with design teams.

Oversee subcontractor selection, negotiate contracts, monitor performance, and enforce schedule and quality expectations.

Administer contracts, process change orders, evaluate claims and manage risk to protect project margins.

Coordinate on-site activities with superintendents and field teams, conduct regular site visits and maintain a presence to ensure work aligns with plans and specifications.

Ensure compliance with safety regulations, company safety programs, and applicable building codes and standards.

Collaborate with estimating, operations and finance teams to improve estimating accuracy, bid strategies and project delivery processes.

Maintain clear, professional communication with clients, architects, engineers and internal teams to resolve issues and foster strong client relationships.

Drive continuous improvement by documenting lessons learned and implementing best practices across projects.
Qualifications

Bachelors degree in Construction Management, Civil Engineering, Architecture or related field, or equivalent experience.

5+ years of combined commercial construction project management and estimating experience; demonstrated success managing mid-to-large commercial projects.

Proficient with construction estimating and takeoff tools (e.g., PlanSwift, Bluebeam, Sage Estimating, CostX) and construction management software (e.g., Procore, Viewpoint, Buildertrend).

Strong knowledge of commercial construction methods, scheduling, cost control, contracts, specifications and building codes.

Excellent reading and interpretation of architectural and engineering drawings, specifications and RFIs.

Proven ability to prepare competitive, accurate estimates and reliable project budgets and schedules.

Outstanding communication, negotiation and leadership skills; experience managing subcontractors and cross-functional teams.

Analytical mindset with strong Excel skills and experience producing forecasts, reports and variance analyses.

Familiarity with safety programs and certifications (OSHA 10/30 preferred); valid drivers license and willingness to travel to job sites.

Professional certifications such as PMP, CCM, LEED or equivalent are a plus.

Detail-oriented, organized, able to prioritize multiple projects and work under deadline pressure, with a focus on delivering quality and profitability.
