LEASING CONSULTANT/MARKETING SPECIALIST
All responsibilities and duties are performed under the supervision and direction of the Community Manager (CM).Location: SnyderPark Village Apartments- 95 Campus Drive East, Snyder, NY 14226 Work Schedule: Monday-Friday, 8:30am-4:30pm; Some Saturdays (half day). Hourly Wage: $20-$22/Hour (depending on work related experience)SCOPE AND PURPOSE The focus of a Leasing Consultant (LC) is to create and maintain a positive image of the Community in order to rent apartments in accordance with policies and procedures set by management. The LC will be supervised by the Community Manager (CM). The LC will participate in monitoring assigned marketing sources. The LC must adhere to Fair Housing Guidelines at all times.
RESPONSIBILITIES The activities listed below are not all inclusive. However, they are indicative of the type of activities normally performed by the LC. Additional responsibilities and duties may be assigned by Management.
ESSENTIAL DUTIES: LEASING Present the Community in a manner consistent with the image of the Community and in compliance with all Fair Housing Guidelines. Tour prospects either virtually or on-site to model/units as needed.
- Establish a positive rapport with prospective residents.
- Use knowledge of property and Community to effectively adapt sales approach to each prospect and their particular needs.
- Obtain commitment to lease from prospects.
- Participate in the management of seasonal waiting lists.
- Provide feedback and suggestions on current marketing and advertising strategy to supervisor.
- Receive and process applications and supporting documentation.
- Process credit and background checks according to company screening criteria.
ADMINISTRATIVE AND SUPPORT
- Responsible for taking online training for all programs as required by Management.
- Enter Guest Cards daily.
- Follow up with each prospect.
- Prepare leases and move-in packets for new residents.
- Review and participate in the completion of current Market Survey as needed.
- Assist in collection of rental payments.
- Data entry into all software necessary for tracking prospects, work orders, parking permits and building access.
- Communicate with maintenance to prioritize work orders which may require immediate action.
- Complete daily, weekly and monthly reports and projects as directed by the Community Manager.
- Maintain resident files as assigned.
CUSTOMER SERVICE
- Greet prospects, residents and visitors in a friendly and courteous manner.
- Answer incoming calls in a timely manner and forward to the appropriate staff member.
- Answer general questions and forward concerns from residents or prospects in a professional manner.
SUPPORTIVE DUTIES: MARKETING
- Adhere to Affirmative Fair Housing Marketing Plan as provided by Management.
- Assist in monitoring current marketing sources to ensure relevant information is presented and goals set by Management are achieved.
- Promote the current resident referral incentives to residents and prospects to generate leases under direction of CM Manager.
GENERAL STATEMENT
- Communicate with CM for any additional training or assistance necessary to effectively perform job functions.
- Communicate daily with CM if behind on scheduled work.
- Must be familiar with, and adhere to, Chason Affinity Companies Employee Handbook.
SCHEDULE
- The LC is scheduled according to the business needs, which may include some weekends and may include some evenings.
- Office hours will be set by Management.
QUALIFICATIONS
- Excellent verbal and written communication skills. Strong Marketing and Advertising and Sales background preferred.
- Ability to work with persons of all ages and ethnic backgrounds.
- Good computer skills including knowledge of Microsoft Word and Excel Software.
- Working knowledge of MRI Software a plus.
- Excellent customer service and sales skills.
- Attention to detail and accuracy.
- Professional appearance and attitude.
- Able to drive Company Leasing Vehicle.
- Valid driver’s license with no major traffic violations in the past 7 years.
- Ability to climb stairs and carry a minimum of 10 pounds.
