We are an established General Contracting and Development company specializing in multifamily rehabilitation, affordable housing, occupied renovations, full gut renovations, and capital improvement projects throughout New York City. We are seeking a highly experienced Senior Project Manager to oversee multiple projects and lead our project management team.
Position Summary:The Senior Project Manager will be responsible for managing and overseeing multiple construction projects simultaneously while leading Project Managers, Assistant Project Managers, Superintendents, and support staff. This individual must be capable of driving project schedules, budgets, subcontractor performance, change orders, estimating, owner relations, and overall project execution from preconstruction through closeout.
The ideal candidate has extensive experience in multifamily rehabilitation, occupied renovations, affordable housing, and full gut renovations. Ground-up construction experience is a strong plus.
Key Responsibilities:
- Oversee multiple active construction projects ranging from $10M-$30M+.
- Manage and mentor Project Managers, Assistant Project Managers, and Superintendents.
- Conduct weekly project review meetings and establish accountability across all project teams.
- Review and manage project schedules, budgets, cash flow, and monthly requisitions.
- Prepare, review, negotiate, and track change orders.
- Oversee project estimating, buyouts, subcontractor procurement, and contract administration.
- Coordinate with owners, architects, engineers, consultants, and government agencies.
- Identify project risks and implement corrective action plans.
- Ensure compliance with contract documents, project specifications, and company procedures.
- Review RFIs, submittals, procurement logs, and project reporting.
- Assist with project planning, staffing, and resource allocation.
- Drive projects to successful completion while maintaining profitability and client satisfaction.
- Lead project closeout activities, punch lists, and final turnover documentation.
Qualifications:
- Minimum 10+ years of construction project management experience.
- Minimum 5+ years managing multiple Project Managers and field teams.
- Strong experience in multifamily rehabilitation, occupied rehabs, affordable housing, and full gut renovations.
- Ground-up construction experience preferred.
- Strong understanding of construction estimating, change order management, scheduling, and budgeting.
- Ability to manage multiple projects simultaneously.
- Experience working directly with owners, architects, engineers, and subcontractors.
- Proficiency with Procore, Microsoft Office, and project scheduling software.
- Excellent leadership, communication, and organizational skills.
- OSHA certifications preferred.
