We are seeking a reliable Maintenance/Handyman to undertake upkeep and repair tasks for our self storage properties. We’ll rely on you to keep our facilities in perfect condition by doing various jobs, including but not limited to: power washing, painting, pest control, utilizing ladders to change lights, keeping storage doors and hallways clean, etc. You must be well-organized with general repair skills. A keen eye for detail and physical stamina are valued greatly in this job. This position is 40 hours a week and reports directly to the Property Manager.
*Please note this position is required to work at our Caguas, PR & Juncos, PR facilities. Reliable transportation is required.
Responsibilities
- Ensures that company standards of cleanliness and appearance are met or exceeded in offices, restrooms, exterior areas, company units, hallways, etc.
- Cleans vacated units on a timely basis (reviews units to ensure that doors, latches, and alarms are functional)
- Inspects for pest control and takes appropriate actions
- Ensures that the safe handling and storage of chemicals and cleaners used in performing duties is in compliance with safety standards
- Monitors the physical condition of the facility and reports maintenance requirements and potential equipment failures to the Store Manager
- Performs minor nonstructural carpentry repairs and replacements on doors, fences, and buildings as required. May also do minor plumbing and electrical repairs not required to be performed by a licensed contractor.
- Performs preventive maintenance work on HVAC equipment, gates, etc. such as changing filters, oiling chains, tightening bolts.
- Performs touch up painting and landscape maintenance on property
- Performs nonstructural unit conversions as directed
- Performs power washing of grounds as needed.
- Completes assigned tasks and meets quality and time expectations
- Performs all work using safe work practices and in accordance with policies
- Ensures the facility has sufficient supplies on hand to conduct job duties
- A general knowledge of site management and understanding of customer service is necessary
- Performs other duties as assigned; works with minimum direct supervision or property manager, co-manager and district manager; operates effectively on a team
Skills
- Proven experience as handyman
- Experience with hardware tools and electrical equipment
- Basic understanding of electrical, plumbing or HVAC systems
- Basic math skills
- Good communication ability
- Well-organized and apt in problem-solving
- Attention to detail
- High school diploma or equivalent
