The Leasing Agent is primarily responsible for renting apartment units to prospective residents, answer inquiries and uses standard sales techniques to encourage a visit to the community. The Leasing Agent will also meet with prospective residents and check the availability of units that best fit their desires and budget. Shows apartments and the overall community to prospective residents; explains other amenities of living at the community; uses standard sales closing methods to sell the property to the prospective resident.
The Leasing Agent may be required to work on Saturday and Sunday when occupancy is low.
Leasing Agent Specific Duties:
- Successfully market vacant units and renew occupied units.
- Track all telephone and office traffic to assist in market analysis.
- Walk vacant units/inspect and report any repair items to Property Manager and/or Maintenance Manager.
- Conduct credit checks and income verification while maintaining complete confidentiality.
- Completes all paperwork and data entry associated with leasing activities.
- Contacts prospective resident of approval/disapproval.
- Assists them in completing the lease and receives initial rent and deposit payments.
- Communicate with new residents to assure the move-in process is implemented smoothly.
- Prepares and maintains a file for each resident.
- Contacts residents with expiring leases to discuss renewals and encourages the renewal of the lease.
- Team player in positively marketing the community to help bring in prospective residents. This includes implementing and carrying out marketing efforts such as outside marketing calls.
- Takes resident calls for service or other needs and forwards to the appropriate staff members; writes work orders for service; promotes good resident relations through courteous and timely response to resident needs and concerns.
- Answers outside phone calls and greets visitors.
- Regular and punctual attendance is an essential function of this position.
- Occasionally move boxes weighing up to 20 pounds across office for various needs and ascend/descend stairs frequently.
- Performs other miscellaneous duties as assigned that may include the following: Provide assistance to the collections department and facilitate collection calls, delivering letters, taking maintenance requests, answering phones and any tasks the Property Manager may need support with.
Leasing Agent Qualifications:
- Professional and capable to perform in a Sales role.
- Above average ability to communicate with clients and co-workers both verbally and in writing.
- Basic personal computer skills and ability to learn specialized software.
- Skilled and confident to encourage prospective residents of the advantages of living at a community by sales closing methods.
- Knowledge of the work of other associates at a property.
- Strong in organization and multi-tasking.
- Aptitude to learn and comply with industry legal requirements, especially related to Federal and Local Fair Housing Laws.
- Ability to travel off-site for training courses and outside meetings.
- Work schedule may include every Saturday with a day off during the week.
