Position Summary
The Assistant Building Superintendent supports the daily operations, maintenance, and safety of the facility. This role assists in preventative maintenance, work order completion, event support, and coordination of custodial and facilities activities. The Assistant Superintendent reports to the Superintendent and helps ensure the building is clean, functional, safe, and performance-ready.
The expected start date for this position is the week of August 10.
Key Responsibilities
- Conduct daily building walkthroughs to identify safety issues, leaks, lighting outages, HVAC concerns, or housekeeping needs.
- Complete work orders including minor repairs such as plumbing, electrical, carpentry, painting, and door/hardware adjustments.
- Assist with maintenance of building systems including HVAC units, air handlers, pumps, fans, lighting controls, and plumbing fixtures.
- Support seasonal tasks such as filter changes, roof checks, snow/ice response, storm preparation, and outdoor grounds upkeep.
- Manage inventory of cleaning and maintenance supplies; restock as needed.
- Prepare studios, theater spaces, and support rooms for rehearsals, events, and performances.
- Assist with stage area upkeep including floor maintenance, seating platforms, cable paths, and backstage cleanliness.
- Coordinate HVAC and noise control around performance schedules.
- Support safe load‑ins/load‑outs as directed by the Building Superintendent and Production staff.
- Assist with daily housekeeping standards across studios, the theater, lobbies, restrooms, and offices.
- Trash Management in accordance with building guidelines.
- Support quick turnovers between events or performances.
- Open or close the site depending on shift schedule.
- Assist with deliveries, mail, and package coordination.
- Communicate building issues to the Building Superintendent promptly.
- Participate in staff meetings and safety trainings.
Skills, Experience, and Qualifications
- Knowledge of standard facility systems and maintenance practices.
- Basic carpentry, plumbing, and electrical repair skills.
- Flexible availability, including evenings and weekends as needed.
- Comfortable working both indoors and outdoors, including in inclement weather.
- Comfortable working at height (ladders, lifts, etc.).
- Must be able to serve as an essential worker during organizational needs or emergencies.
- Strong organizational, communication, and problem‑solving skills.
- Bi‑lingual Spanish speaker is a plus.
Certifications
- First Aid, CPR, AED, Bloodborne Pathogens
- OSHA 10
- FDNY Certifications: F-01, F-03, S-12, and S‑95 certifications (may be obtained after hire).
Compensation
Annual Salary: $55,000 - $60,000
