Overview
Join our dynamic maintenance team and become a vital part of ensuring the seamless operation of our self storage facility. This role offers an exciting opportunity to apply a wide-range of maintenance and and troubleshooting skills. You will be responsible for maintenance and repair for basic plumbing, electrical, carpentry, painting, custodial masonry, golf carts and other duties as needed for the facility. Essential Duties
Custodial
- Clean vacated units in a timely manner.
- Sweep, vacuum and mop hallways; clean property of all trash, leaves and debris.
- Clean bathroom(s) daily or more often, as needed.
- Assist in ensuring that company standards of cleanliness and appearance are met or exceeded.
- Inspect for pests and spray as needed.
- Ensure that chemicals and cleaners are handled and stored safely in compliance with safety standards.
- Notify the Property Manager when supplies are needed.
Maintenance
- Repair doors, hasps, ropes, and weather stripping if needed; lubricate roll up door tracks as units are vacated.
- Perform painting, small nonstructural carpentry repairs, landscaping, minor electrical and plumbing repairs that do not require a license.
- Provide regular maintenance to the golf cart as needed, check tires, battery and wash.
- Monitor the physical condition of the facility; report maintenance and/or equipment issues and potential equipment failures.
- Perform routine inspections and preventative maintenance on equipment, facilities, and systems to minimize downtime.
Other
- Ability to work independently with minimal supervision.
- Complete tasks on or before deadlines and within budgetl.
- Perform other duties as requested by the Property Manager.
Required Qualifications
- High School Diploma or GED equivalent
- 2 years’ proven experience in facilities maintenance or manufacturing environments with a strong mechanical knowledge base.
- Excellent communication skills in English for clear documentation and team collaboration.

- Self-motivated with a positive attitude and the desire to take pride in your work.
- Must have valid driver’s license, your own reliable transportation and automobile insurance.
- Successful completion of drug screening and background check.
- Ability to operate golf cart and motor vehicle.
- Use and safely operate power tools.
- Knowledge of safety protocols related to the operation of common power tools and general facilities maintenance is essential.
This position reports to the Property Manager. There are no supervisory responsibilities.
Work Environment
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is regularly exposed to moving mechanical parts. The employee is frequently exposed to fumes or airborne particles, outside weather conditions, risk of electrical shock, and vibration. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; toxic or caustic chemicals; and explosives. The noise level in the work environment is usually moderate but can occasionally be loud. Specific job duties affected by the environment include using a variety of power tools, moving machinery and parts, elevator shafts, all duties associated with broad-based full maintenance of sites, etc.
Physical Demands
Physical demands are representative of those that must be met by an employee to successfully perform the essential functions of this job.
- Able to hear and speak clearly; answer phones and answer customer questions.
- Ability to see; must be able to see and inspect property, sweep, clean and make repairs. Specific abilities include depth perception, peripheral vision, close and distance vision and the ability to adjust focus.
- Use of hands to fingers, and arms are required for many of the tasks stated in this description such as sweeping, cleaning, driving the golf cart, mopping and much more.
- Able to squat, bend, lift and carry items weighing 50 lbs., climb stairs, open and close roll-up doors, gates, hallway and office doors.
- Able to walk to any point on the facility.

Pay: $20.00 - $22.00 per hour
