Job description:
We are currently seeking a Maintenance Technician to join our team at a residential community in Oxnard, California.
Position Overview
The Maintenance Technician is responsible for the timely coordination, execution, and documentation of maintenance and repair work throughout the community, including residential units and common areas. This role plays a critical part in ensuring property safety, appearance, compliance, and resident satisfaction.
Essential Responsibilities
Property Operations
- Maintain all areas of the property in a safe, clean, and attractive condition
- Perform custodial duties in common areas (sweeping, mopping, vacuuming, trash removal, window cleaning)
- Identify, document, and repair health and safety concerns
- Complete common-area and unit repairs, including coordination with third-party vendors when required
- Record, track, and close work orders using property management software (e.g., Yardi) within established timelines
- Maintain organized maintenance shops, storage areas, and tools
- Assist with unit turns, annual inspections, and move-in readiness
- Respond to after-hours, weekend, and holiday emergency maintenance needs
- Perform other duties as assigned
Compliance & Safety
- Participate in required training and maintenance projects
- Comply with Fair Housing, harassment prevention, and safety protocols
- Maintain a safe work environment and follow SDS procedures
Administrative & Financial
- Accurately document work, progress, and repair history
- Forecast and maintain appropriate inventory of parts and supplies
Customer Service & Community Relations
- Respond to resident concerns in a timely and professional manner
- Support a clean, welcoming environment for residents and visitors
- Wear company-issued uniform and maintain a professional appearance
- Assist management with resident programs and community initiatives
Required Skills & Qualifications
- Strong customer service and communication skills (verbal and written)
- Professional, discreet, and dependable with a strong work ethic
- Ability to prioritize tasks and manage time effectively in a fast-paced environment
- Team-oriented with the ability to work independently
- Ability to handle high-stress situations calmly and professionally
- Ability to read and speak English
- Basic math skills
Technical Experience
Hands-on experience with:
- Minor electrical repairs (fixtures, outlets, switches, appliances)
- Minor plumbing repairs (faucets, fittings, drain clearing)
- Carpentry (doors, cabinetry, windows, fencing)
- Appliance repair and replacement
- Grounds and irrigation systems
- Painting, minor masonry, concrete, roofing, and fencing
- Proper use of tools, equipment, and machinery
Experience & Requirements
- High school diploma or equivalent
- Minimum 2 years of recent apartment or residential maintenance experience
- Valid California Driver’s License required
- Authorized to work in the United States
Physical Requirements
- Ability to walk up to 7–8 hours per day throughout the property
- Ability to lift up to 50 lbs., climb, balance, stoop, kneel, crouch, and crawl
- Ability to work outdoors in varying weather conditions
- Ability to use hand and power tools, computers, and mobile devices
- Visual and auditory ability to safely perform job duties and communicate effectively
Additional Information
- May be required to work nights, weekends, and occasional holidays
- May be required to work at different locations
- May be required to attend company-sponsored events, including occasional overnight travel
