SPI Rentals is a full-service vacation rental management company on South Padre Island, managing 200+ short-term rental properties. We're looking for a driven, relationship-focused Business Development Manager to grow our portfolio by connecting with local homeowners and bringing new properties into our management program.
Position Summary
The Business Development Manager is responsible for identifying, pursuing, and closing new property management agreements with homeowners on South Padre Island and the surrounding area. This is a hunter role focused on outreach, relationship-building, and referral partnerships; turning conversations into signed management contracts. This person will work closely with ownership and leadership to execute homeowner acquisition strategy, including realtor referral partnerships and direct owner outreach campaigns. This role also supports the company owner on commercial real estate prospecting for hospitality assets, including identifying and prospecting potential hotel and hospitality properties for acquisition.
Key Responsibilities
- Identify and prospect potential property owners through cold outreach, referrals, networking, and local market research
- Build and maintain relationships with local realtors, real estate agents, and brokerages to generate referral leads (including managing referral partnership programs and commission structures)
- Conduct property evaluations and deliver compelling presentations to homeowners on the value of partnering with SPI Rentals (revenue projections, management services, market positioning)
- Develop and deliver formal presentations showcasing SPI Rentals' management services, capabilities, and value proposition to prospective homeowners, realtor groups, and community organizations
- Manage a pipeline of prospective owners from first contact through signed agreement, using CRM/tracking tools to stay organized and follow up consistently
- Represent SPI Rentals at local real estate events, community functions, and homeowner association meetings to build brand visibility
- Collaborate with leadership on marketing materials, pitch decks, and outreach campaigns targeting owners and realtors
- Negotiate management agreement terms in line with company policy and close new business
- Track and report on outreach activity, conversion rates, and new property acquisitions
- Maintain strong knowledge of the local STR market, competitor offerings, and South Padre Island real estate trends
- Work directly with the company owner on commercial real estate prospecting for hospitality assets, including identifying potential target properties and sending prospecting letters to potential sellers
Qualifications
- 2+ years of experience in business development, sales, real estate, or hospitality
- Proven track record of generating leads and closing deals
- Excellent interpersonal, presentation, and negotiation skills
- Confident public speaker, comfortable presenting to individuals and groups (homeowners, realtors, community organizations)
- Self-motivated with the ability to manage a pipeline independently
- Familiarity with South Padre Island or the Rio Grande Valley real estate market a plus
- Comfortable using CRM software, PMS platforms, or similar tools
- Valid driver's license and reliable transportation for local travel/meetings
Reports To General Manager / Ownership
Compensation: Base salary + commission on signed properties (structure to be finalized based on experience)
Location: South Padre Island, TX - 3901 Padre Blvd. This is an office based job.
Pay: $45,000.00 - $50,000.00 per year
