Job Overview
The Facility Maintenance Technician is responsible for maintaining the safety, functionality, appearance, and regulatory compliance of residential homes operated by our organization. This position travels to multiple residential locations to perform preventative maintenance, complete repairs, conduct facility inspections, maintain exterior grounds, and ensure homes meet applicable Pennsylvania Office of Developmental Programs (ODP) standards and other regulatory requirements.
The Facility Maintenance Technician serves as the primary point of contact for facility-related issues, coordinating with contractors for larger projects, managing routine purchasing of maintenance supplies, assisting with the upkeep of the organization’s vehicle fleet, and maintaining the exterior appearance of residential properties. This role requires strong organizational skills, the ability to work independently, and a commitment to supporting safe, comfortable living environments for individuals receiving residential services.
Essential Duties and Responsibilities
- Perform routine maintenance, repairs, and preventative maintenance at multiple residential facilities.
- Conduct regular inspections to identify maintenance needs and ensure homes remain compliant with Pennsylvania ODP regulations, licensing standards, fire and life safety requirements, and organizational policies.
- Complete repairs related to basic plumbing, electrical, carpentry, painting, drywall, flooring, appliances, HVAC, and general building maintenance within the scope of experience.
- Perform routine exterior property maintenance, including mowing lawns, trimming shrubs and hedges, weed control, seasonal landscaping, leaf removal, and snow and ice removal as needed to maintain safe and attractive properties.
- Prioritize and respond to maintenance requests in a timely and professional manner.
- Coordinate and oversee outside contractors for specialized repairs, renovations, landscaping projects, and capital improvement projects.
- Obtain estimates, schedule vendors, monitor project progress, and verify satisfactory completion of contracted work.
- Maintain accurate maintenance records, inspection reports, work orders, and compliance documentation.
- Purchase maintenance supplies, tools, equipment, landscaping materials, and other facility-related items while maintaining inventory and adhering to budget guidelines.
- Assist with fleet maintenance by scheduling routine service, coordinating repairs, tracking inspections and registrations, and maintaining maintenance records for organizational vehicles.
- Ensure facilities, grounds, parking areas, sidewalks, and outdoor spaces remain clean, safe, and presentable.
- Participate in emergency maintenance response, including occasional after-hours or on-call responsibilities as needed.
- Follow all safety procedures and utilize appropriate personal protective equipment (PPE).
- Develop positive working relationships with program staff, vendors, contractors, and community partners.
- Perform other duties as assigned to support organizational operations.
Requirements
- High school diploma or GED.
- Minimum of three years of experience in facility maintenance, building maintenance, landscaping, or a related trade.
- Working knowledge of plumbing, electrical, carpentry, painting, drywall repair, general building systems, and operation of common lawn and landscape equipment.
- Experience coordinating maintenance vendors or contractors.
- Valid driver’s license with an acceptable driving record.
- Ability to travel regularly between multiple residential locations.
- Ability to lift up to 50 pounds and perform physical work including climbing ladders, kneeling, bending, operating power equipment, and working in various weather conditions.
- Strong organizational, communication, and time management skills.
- Ability to work independently with minimal supervision.
Preferred
- Experience working within healthcare, residential services, or nonprofit organizations.
- Knowledge of Pennsylvania ODP regulations, licensing requirements, or residential facility compliance standards.
- Experience with preventative maintenance software or computerized work order systems.
- Basic knowledge of fleet maintenance practices.
Work Environment
This position is primarily field-based and requires frequent travel between residential homes and organizational facilities. Work is performed both indoors and outdoors and includes exposure to varying weather conditions, maintenance equipment, landscaping equipment, and construction environments. Flexibility to respond to urgent maintenance needs outside normal business hours may occasionally be required. Company vehicle will be provided.

Pay: $24.00 - $27.00 per hour
