Warranty Manager Position Summary
Bill Beazley Homes is seeking an organized, customer-focused Warranty Manager to oversee homeowner warranty service requests from initial contact through resolution.
This position combines field inspections with significant administrative and customer service responsibilities. Approximately 55% of the role is spent in the field conducting homeowner visits, inspecting warranty concerns, and coordinating repairs. The remaining 45% is office-based administrative work, including scheduling, documentation, communication, data entry, and warranty claim management.
The ideal candidate will have residential construction knowledge, exceptional organizational skills, strong attention to detail, and the ability to effectively communicate with homeowners, subcontractors, and internal team members.
Essential ResponsibilitiesHomeowner Relations & Field Responsibilities (55%)
- Meet with homeowners to evaluate and document warranty concerns.
- Conduct warranty inspections and determine appropriate corrective actions.
- Explain warranty coverage, maintenance responsibilities, and repair processes to homeowners.
- Coordinate repair activities with subcontractors and vendors.
- Verify completion and quality of warranty repairs.
- Maintain professional and positive relationships with homeowners throughout the warranty process.
- Identify recurring construction issues and communicate trends to management.
- Perform final inspections to ensure homeowner concerns have been satisfactorily addressed.
- Travel throughout assigned communities and service areas as needed.
Administrative & Office Responsibilities (45%)
- Receive, review, and process homeowner warranty requests.
- Maintain accurate warranty records, notes, photographs, and documentation within company software systems.
- Schedule homeowner appointments, inspections, and repair work.
- Coordinate subcontractor schedules and monitor completion timelines.
- Prepare written correspondence, reports, and warranty documentation.
- Track open service requests and ensure timely resolution.
- Communicate regularly with homeowners regarding status updates and scheduling changes.
- Manage multiple projects and priorities simultaneously while maintaining attention to detail.
- Enter and update information accurately in spreadsheets, databases, and warranty management systems.
- Assist in maintaining warranty procedures and service standards.
- Generate reports and metrics related to warranty performance and customer satisfaction.
Required Skills & Competencies
Administrative Skills
The successful candidate must possess strong administrative and clerical abilities, including:

Field & Construction Skills
- Working knowledge of residential construction practices and terminology.
- Ability to identify common warranty issues involving drywall, paint, flooring, trim, doors, windows, roofing, plumbing, HVAC, and electrical systems.
- Ability to read residential plans and specifications is preferred.
- Ability to assess workmanship concerns and coordinate corrective actions.
- Comfortable working in occupied homes and active construction environments.
Qualifications
Minimum of 3 years of experience in one or more of the following is Preferred:
- Residential construction
- Warranty service
- Construction project management
- Residential customer service
- Property management
- Home inspections
Associate degree preferred but not required.
High school diploma required.
Valid driver's license with a clean driving record.
Ability to pass a pre-employment drug screening.
Ability to travel locally throughout the service area.
Ability to occasionally lift up to 25 pounds and perform site inspections.
Pay: $50,000.00 - $60,000.00 per year
