TEG Design Build is the construction division of The Eminence Group, a vertically integrated real estate development, construction, property management, and hospitality platform based in Newark, New Jersey.
Our work includes ground-up multifamily construction, affordable housing, adaptive reuse, historic rehabilitation, mixed-use development, commercial construction, and occupied renovations.
We operate with a lean team and expect leaders to understand the entire project, work directly with the field, and personally drive results. Our subcontractor base includes both established firms and smaller trades that often require more hands-on coordination with schedules, documentation, procurement, billing, logistics, and manpower planning.
Position Summary
TEG Design Build is seeking a hands-on Construction Project Manager capable of independently managing multifamily and mixed-use projects from preconstruction through closeout. This is not a desk-only role. The Project Manager must understand how buildings are actually constructed, know the field, and be able to direct consultants, subcontractors, vendors, superintendents, inspectors, and internal team members while protecting budget, schedule, quality, safety, and design intent.
The Project Manager will own the project budget, schedule, procurement, subcontractor buyout, contracts, change orders, requisitions, RFIs, submittals, material tracking, permitting, cost forecasting, design-team coordination, field integration, and turnover to property management. The successful candidate must also be comfortable working with smaller subcontractors who require active operational support and accountability.
Key ResponsibilitiesProject Leadership and Coordination
· Daily coordination with design consultants, architects, engineers, superintendents, subcontractors, vendors, inspectors, and internal stakeholders; ensure each party is performing and meeting its responsibilities.
· Lead project startup meetings, weekly subcontractor meetings, Project Manager meetings, and Owner/Architect/Contractor progress meetings; prepare and distribute clear minutes, action items, responsible parties, and deadlines.
· Present as a visible leader who clearly communicates objectives, policies, procedures, and expectations while building a culture of safety, accountability, collaboration, and results.
· Communicate project status, critical-path risks, opportunities, pending decisions, and recommended corrective actions to leadership and ownership.
· Oversee field staff in collaboration with the Site Superintendent, while ensuring clear division of responsibility between project administration and field execution.
· Facilitate collaboration between development, design, finance, accounting, procurement, property management, and field teams.
Preconstruction, Design and Value Engineering
· Review drawings, specifications, consultant releases, and design documentation for constructability, completeness, coordination conflicts, missing information, scope changes, and value-engineering opportunities.
· Work with the Architect and Engineers of Record to understand pending changes and manage their cost and schedule impact.
· Review drawing releases before distribution to subcontractors and confirm that required information is complete, coordinated, and suitable for pricing and construction.
· Coordinate mechanical systems with structural, architectural, electrical, plumbing, fire-protection, controls, and equipment requirements to maintain constructability and design intent.
· Shepherd value-engineering solutions that reduce cost or mitigate overruns without compromising code compliance, durability, functionality, or long-term operations.
· Manage and coordinate lobby, amenity, and high-visibility finish packages so the design vision is executed accurately.
Contracts, Buyout and Subcontractor Management
· Prepare detailed trade contracts, purchase orders, and scopes of work in collaboration with estimating, purchasing, legal, project management, and field leadership.
· Lead bid coordination, scope review, leveling, subcontractor evaluations, award recommendations, and insurance compliance.
· Identify scope gaps, overlaps, exclusions, coordination obligations, testing requirements, closeout requirements, and potential change-order exposure before award.
· Verify subcontractors have adequate labor, supervision, equipment, insurance, financial capacity, and operational capability before mobilization.
· Review subcontractor Certificates of Insurance for required limits and coverage periods and obtain updates throughout the project cycle.
· Provide active support to smaller subcontractors with scheduling, documentation, material planning, billing requirements, manpower expectations, and field coordination while enforcing accountability.
Scheduling, Logistics and Procurement
· Prepare, maintain, and regularly update the project schedule, procurement schedule, critical path, milestone dates, recovery plans, and two-week look-aheads.
· Coordinate schedule requirements among consultants, construction management, subcontractors, utility companies, inspectors, and vendors.
· Plan project logistics and phasing to support timely and safe execution.
· Procure and track long-lead items from design selection and approval through fabrication, shipping, delivery, storage, and installation.
· Visit key fabricators and suppliers when necessary to monitor off-site progress and verify alignment with schedule, quality, and budget.
· Manage domestic and overseas sourcing for lumber, framing materials, tile, LVT, cabinetry, countertops, plumbing fixtures, doors, hardware, lighting, appliances, and other building products.
· Coordinate direct material purchases, labor-only contracts, and turnkey scopes while preventing gaps between suppliers and installers.
Budgeting, Cost Control and Project Accounting
· Develop, maintain, and report on project budgets, commitments, forecasts, cost-to-complete, cash requirements, contingency, and cost risks.
· Oversee development and maintenance of budget and cost reports and provide accurate executive reporting.
· Manage subcontractor requisitions, purchase orders, monthly billings, stored materials, lien waivers, and supporting documentation.
· Review subcontractor Schedule of Values and monthly pay applications, verifying percentage complete through field observation and coordination with the Superintendent.
· Manage, track, review, negotiate, and resolve subcontractor change-order requests to control cost and minimize schedule impact.
· Support project accounting with disciplined documentation, financial reporting, risk management, and timely forecasting.
· Approve timesheets for third-party inspectors and hourly subcontractors when applicable.
Document Control and Contract Administration
· Manage RFIs, submittals, shop drawings, meeting minutes, design directives, field work orders, change documentation, and project records to ensure timely follow-through.
· Review RFIs, submittals, and shop drawings for compliance with project requirements and dependency on procurement or field sequencing.
· Implement document-control procedures for construction records, contracts, permits, insurance, inspection reports, and change documentation.
· Maintain accurate logs for RFIs, submittals, change orders, procurement, permits, inspections, utilities, invoices, and long-lead items.
· Oversee the permitting process, maintain the permit log, and retain organized digital copies of all permits and approvals.
Field Operations, Safety, Quality and Inspections
· Coordinate trades on site to ensure schedule, logistics, access, delivery, and sequencing requirements are properly planned and maintained.
· Monitor construction activity for compliance with contract documents, design intent, company quality standards, safety standards, and applicable project requirements.
· Conduct regular site walks and verify actual progress, manpower, quality, safety, and billing status.
· Identify and control hazardous conditions using established safety standards and coordinate with site safety personnel and subcontractor safety teams.
· Coordinate all required inspections, special inspections, testing, commissioning, and jurisdictional approvals.
· Work with the Superintendent to resolve field conflicts, remove constraints, and implement recovery plans.
Closeout and Turnover
· Manage punch lists, certificate-of-occupancy requirements, commissioning, training, warranties, as-builts, O&M manuals, and closeout documentation.
· Prepare a complete closeout binder and coordinate turnover to the property management team.
· Participate in warranty reviews and evaluate recurring maintenance or product-performance issues to improve future project standards.
Special Projects and Team Development
· Manage assigned initiatives that support company growth, construction innovation, procurement improvement, and operational standardization.
· Assist with recruiting, training, and developing assistant project managers, project engineers, superintendents, and interns.
· Build repeatable processes that allow TEG Design Build to grow while maintaining control of quality, cost, schedule, and risk.
Required Qualifications
· Minimum 7 years of construction experience, including at least 3 years managing multifamily, mixed-use, adaptive-reuse, commercial, or substantial-rehabilitation projects.
· Strong understanding of ground-up construction means, methods, sequencing, logistics, and trade coordination.
· Ability to read and interpret architectural, structural, civil, mechanical, electrical, plumbing, fire-protection, and landscape documents.
· Demonstrated experience with budgets, schedules, change orders, subcontractor buyout, procurement, field coordination, and closeout.
· Strong construction-accounting knowledge, including AIA billing, Schedule of Values, lien waivers, committed costs, cost-to-complete forecasting, contingency tracking, and requisitions.
· Experience coordinating permits, utilities, municipalities, inspectors, lenders, consultants, and third-party testing agencies.
· Proven ability to manage smaller and mid-sized subcontractors while maintaining accountability, production, documentation, insurance, and quality standards.
· Ability to operate in a lean, entrepreneurial environment and personally perform work when additional staff are not available.
· Strong written and verbal communication skills, sound judgment, and a solutions-oriented management style.
· Ability to travel regularly to active project sites throughout New Jersey; valid driver’s license required.
Preferred Qualifications
· Experience with affordable housing, historic rehabilitation, adaptive reuse, or complex multifamily construction.
· Experience with direct material purchasing, labor-only contracts, overseas procurement, and owner-supplied materials.
· Experience with Procore, Constructable, Bluebeam, Microsoft Project, Primavera P6, Smartsheet, or comparable systems.
· Experience managing multiple concurrent projects and mentoring field personnel into project-management roles.
· Knowledge of Passive House, energy-efficient construction, building-envelope systems, commissioning, and lifecycle product performance.

Compensation and Benefits
Salary range: $120,000-$165,000 annually, based on experience, project background, and demonstrated ability to independently manage projects. Ordinary commuting between an employee's residence and primary assigned work location is not reimbursable.
