About the Role
Are you a skilled maintenance professional with a knack for leadership? Our Company is seeking a dedicated Maintenance Lead to join our Property Management team. You will be the "boots on the ground" leader responsible for the overall upkeep, safety, and aesthetic of our community.
In this role, you’ll balance hands-on technical repairs with the management of a talented team of technicians and porters. If you take pride in a job well done and enjoy mentoring others, we want to hear from you.
What You’ll Do
- Lead the Team: Direct daily work for technicians and porters, handle scheduling, and mentor staff on safety standards and repair techniques.
- Operational Excellence: Diagnose and repair HVAC, plumbing, electrical, and carpentry systems. Oversee "unit turns" to ensure apartments are move-in ready.
- Budget & Inventory: Manage the maintenance budget, track expenses, and ensure tools and supplies are always in stock.
- Compliance: Coordinate with vendors for specialized services and ensure all work meets regulatory and company standards.
- Be on call with other maintenance staff on rotational schedule
What We’re Looking For
- Technical Expertise: Strong background in HVAC, plumbing, electrical systems, and general building repairs.
- Leadership Skills: Experience overseeing a team, delegating tasks, and managing project deadlines.
- Problem Solvers: Ability to respond quickly to emergencies and find cost-effective solutions for repairs.
- Communication: Comfortable providing performance feedback and reporting to the Property Manager.
Qualifications
- Experience: Minimum of 3–5 years in multi-family residential maintenance or a related field, with at least 1 year in a supervisory or "lead" capacity.
- EPA Universal (Section 608) certification required for HVAC handling.
- Technical Skills: Advanced knowledge of HVAC, plumbing, electrical, and carpentry. Must be comfortable using maintenance management software/apps to track work orders.
- Physical Requirements: Ability to lift up to 50 lbs, climb ladders, and work in various weather conditions.
- Must have a valid driver’s license and reliable transportation for on-call emergencies.
