Superintendent - Ground-Up Hotel Construction
Position Overview
We are seeking an experienced Construction Superintendent to lead day-to-day field operations for ground-up hotel projects. The Superintendent will be responsible for ensuring projects are built safely, on schedule, on budget, and to the highest quality standards while maintaining strong relationships with owners, general contractors, architects, and subcontractors.
Key Responsibilities

Manage daily field operations for ground-up hotel construction projects, including overseeing subcontractors, trades, and on-site personnel.

Develop, maintain, and enforce project schedules; coordinate sequencing of work to meet milestone dates and overall project completion.

Implement and enforce site safety programs and ensure compliance with OSHA and company safety policies.

Coordinate with project management, superintendents, and subcontractors to resolve technical issues and maintain quality control.

Conduct regular site inspections, address deficiencies, and manage punch lists through to final acceptance.

Verify that work is performed to contract documents, drawings, and specifications; coordinate inspections and testing as required.

Monitor labor productivity, materials logistics, and equipment utilization to optimize progress and control costs.

Maintain accurate field documentation, including daily reports, RFI logs, submittals, change orders, and progress photos.

Facilitate pre-construction and coordination meetings with trades, vendors, and design teams; communicate progress and risks to stakeholders.

Support commissioning, turnover, and closeout activities, ensuring owner training, warranties, and O&M documentation are complete.
Qualifications

Minimum 5 years of hands-on construction experience with at least 3 years as a Superintendent on ground-up commercial projects; prior hotel construction experience strongly preferred.

Proven track record managing ground-up hotel projects from site preparation through turnover.

Project experience in the $10M to $30M range

Strong knowledge of construction means and methods, building codes, contract documents, and quality control practices.

Demonstrated ability to read and interpret plans, specifications, and schedules; familiarity with as-built documentation and RFIs.

Excellent leadership, communication, and interpersonal skills; ability to coordinate diverse teams and maintain positive client relationships.

Skilled in project scheduling tools (e.g., Microsoft Project, P6) and field documentation software (e.g., Procore, PlanGrid).

Proficient in managing budgets, controlling costs, and identifying schedule impacts; strong problem-solving and decision-making abilities.

Valid drivers license and ability to travel to project sites as required; physically able to work on construction sites and in varying weather conditions.
