Overview
CTM Management is seeking a skilled lead Maintenance Manager for a Class A residential property in San Marcos, CA . The ideal candidate has strong general maintenance capabilities, can communicate clearly, and works well independently.
Responsibilities
- Complete routine and emergency maintenance requests in a timely and professional manner.
- Diagnose, troubleshoot, and repair building systems including plumbing, electrical, HVAC, appliances, carpentry, and general construction.
- Perform unit turnovers, including painting, repairs, and quality control, in accordance with company standards.
- Maintain common areas and grounds; identify, report, and mitigate safety hazards.
- Communicate effectively with residents, management, and vendors while providing excellent customer service.
- Maintain accurate and organized records of work performed using Yardi or similar systems.
- Manage inventory of parts, tools, and appliances; maintain an orderly maintenance shop and work areas.
- Participate in an after-hours on-call rotation as required.
- Perform all work in compliance with safety policies, procedures, and training requirements.
Qualifications
- Minimum of 5 years of residential property maintenance experience.
- Proficiency in general maintenance trades including plumbing, electrical, carpentry, and HVAC.
- EPA 608 Certification (Core and Type II) required.
- CAMT, OSHA 30, Lead Safe, HVAC (NATE) certifications preferred
- Strong organizational skills with the ability to work independently and manage multiple tasks.
- Professional communication skills; ability to communicate clearly in English both verbally and in writing (multilingual skills a plus).
- Valid driver’s license, reliable personal vehicle, and basic maintenance tool set required.
- Ability to perform physical tasks associated with property maintenance, including standing, walking, climbing stairs and ladders, kneeling, crouching, crawling, reaching overhead, lifting, carrying, pushing, and pulling as required.
- Ability to move tools, equipment, and materials necessary to perform job duties.
- Ability to use personal protective equipment, including respirators, and meet applicable safety standards.
- Must successfully complete required safety training, pulmonary exams, and respirator fit testing.
- Ability to travel daily between multiple communities and perform job functions at multiple sites.
