Join Velair Property Management as a Maintenance Assistant and play a vital role in maintaining and enhancing our apartment communities. In this role, you will help ensure residents enjoy a safe, well-maintained, and welcoming living environment through preventative maintenance, timely repairs, and unit preparation.
The Maintenance Assistant supports daily maintenance operations while working closely with residents, property management, and maintenance team members. Success in this role requires strong prioritization, attention to safety, and clear communication.

Schedule: Sunday – Thursday, 8:00 AM – 4:30 PM (Full-Time, 40 hours/week)

Key Responsibilities
-
Complete various work orders including electrical, plumbing, carpentry, HVAC, drywall, painting, appliance repairs, and general resident requests.

Perform preventative maintenance and general repairs of building interior and exterior systems.

Assist with emergency service requests and participate in the on-call rotation as needed.

Assist with snow and ice removal when applicable and document completion.

Follow all safety protocols, including proper handling of chemicals and understanding Material Safety Data Sheets (MSDS).

Conduct routine inspections including daily walkthroughs, move-in and move-out inspections, and other building inspections.

Maintain organization and cleanliness of the maintenance shop and supply inventory.

Communicate updates and concerns regarding property conditions to property management and maintenance leadership.

Travel to other sites within the portfolio as needed to provide maintenance support.

Complete additional duties as assigned in a timely and professional manner.
Education & Experience
-
High school diploma or equivalent preferred.
-
One (1) year of related maintenance experience preferred, ideally within multi-family housing, or an equivalent combination of education and experience.

Basic mathematical ability.

Basic computer skills.
Required Knowledge, Skills & Abilities

Ability to complete general maintenance tasks including basic electrical, plumbing, carpentry, and appliance repairs.

Strong attention to safety and adherence to established procedures.

Ability to prioritize tasks and respond to maintenance requests efficiently.

Strong communication skills and ability to work collaboratively with residents and team members.

Ability to work independently with minimal supervision.
Additional Requirements

Valid driver’s license, ability to drive, and valid insurance.

Flexibility to work outside standard business hours, including some nights, weekends, and holidays as needed.

Willingness to travel to other sites within the portfolio to provide maintenance support.

Commitment to career growth through Velair-supported training and development opportunities, including occasional travel to off-site trainings with infrequent overnight stays.

Possession of basic tools required to complete maintenance tasks.
Physical Requirements / Work Environment

Ability to frequently lift and move 20–70 pounds.

Ability to walk stairs, climb ladders, and regularly use maintenance equipment.

Frequent kneeling, bending, and crouching.

Ability to work indoors and outdoors in varying temperatures and weather conditions.
