The Property Manager is fully responsible for the day-to-day operational and financial health of the residential property portfolio. This role balances standard business operations—such as leasing, rent collections, and compliance inspections—with the critical responsibility of serving as the primary point of contact for after-hours tenant emergencies. The ideal candidate independently resolves standard issues and seamlessly coordinates vendors to protect the property asset during critical events. Core Operational Responsibilities • Financial Management: Direct the execution of monthly rent collection, accurately assess late fees, issue formal non-payment notices, and prepare detailed delinquency reports for ownership review. • Leasing & Occupancy: Coordinate and conduct physical property showings for prospective tenants, facilitate digital lease distributions, track execution pipelines, and systematically issue renewal offers 60-90 days prior to expiration. • Tenant Relations & Conflict Resolution: Serve as the primary liaison for tenant communications, field service complaints, issue diplomatic but firm lease violation warnings, and document disputes. • Maintenance Coordination: Receive non-emergency maintenance entries, triage work priorities, schedule qualified third-party contractors, and verify completed service quality before archiving tickets. • Property Inspections: Conduct routine move-in, move-out, and periodic preventative maintenance walkthroughs to identify liabilities, document unit conditions, and process security deposit deductions
Pay: $15.40 - $20.00 per hour
