Job Description – Property Manager
JOB SUMMARY:
The Property Manager is responsible for the overall operation, financial performance, and physical condition of the apartment community. This position oversees leasing, resident relations, rent collection, maintenance coordination, marketing, staff management, and compliance with company policies. The Property Manager is expected to maximize occupancy, improve resident satisfaction, maintain the property's appearance, and achieve monthly financial and operational goals.
KEY RESPONSIBILITIES:
- Manage day-to-day requirements of property
- Inspect property for damages or maintenance requirements; maintenance repairs
- Collect rent, utility, and other payments; enforce late fees for tardy payments
- Negotiate lease contracts
- Evaluate the property for pricing; calculate rental rates
- Develop and document property policies and rules
- Establish communication for repairs and emergencies
- Manage all property personnel (landscapers, cleaning crews, etc.)
- Maintain and update property records
- Document expenses, invoices, receipts, and warranties
- Maintain a positive relationship with renters and tenants
- Advertise and market vacant spaces
MINIMUM JOB REQUIREMENTS:
- High school degree or equivalent
- 3-5 Years Property Management Experiance
- Proficient computer skills, including Microsoft Office Suite (Word, PowerPoint, Outlook, and Excel)
- Organized and able to create multiple timelines, budgets, and schedules
- Valid driver’s license with a good driving record
- Willing to work any shift and overtime as required
- Pass a pre-employment background and drug screening

Pay: $60,000.00 - $75,000.00 per year
