As a Project Developer, you are a key member of COCOON’s Project Development Team, working alongside Design, and Cost Evaluation to prepare projects for construction. In this role, you’ll review projects through a construction-focused lens to ensure designs are feasible, site conditions are properly documented, and the information needed for estimating and production is accurate and complete.
Your work helps bridge the gap between design and construction—ensuring projects move forward smoothly and confidently. This role reports directly to the current Project Developer for training and daily coordination, and indirectly to the Manager of Project Development.
What You’ll Do
Site Surveys & Field Documentation
- Conduct site surveys during multiple stages of the project development process.
- Document existing conditions including structural, HVAC, plumbing, gas, electrical, and finish elements.
- Inspect homes from crawl spaces to attics to gather accurate information needed for design and estimating.
- Take and organize photos, notes, and marked-up plans to clearly communicate field conditions.
- Identify discrepancies between drawings and site conditions and communicate them to the appropriate team members.
Project Coordination & Planning
- Coordinate scheduling of site surveys with customers and internal teams.
- Confirm design plans are ready prior to site visits.
- Coordinate trade partner site visits and request quotes when required.
- Support project planning during the preconstruction phase.
- Ensure smooth handoff of project information to Project Managers once construction begins.
- Manage permit submissions and track approval status.
Trade Partner & Vendor Coordination
- Determine trade partner involvement in collaboration with the Cost Evaluation team.
- Distribute plans, photos, and scope information for trade partner pricing.
- Coordinate trade partner participation in site visits when necessary.
- Review and track vendor and trade partner quotes.
- Execute trade partner agreements once project contracts are finalized.
Documentation & Information Management
- Maintain accurate project records, including survey documentation and trade partner information.
- Organize and upload photos, plans, permits, and related documentation into company systems.
- Maintain internal tracking tools such as permit status logs.
- Prepare information packages for internal teams and trade partners.
Communication & Team Collaboration
- Communicate survey findings clearly to Designers, Cost Evaluators, and Project Managers.
- Participate in project coordination meetings and team huddles.
- Provide critical information during project handoffs to production teams.
- Support communication between internal teams, trade partners, and municipalities when necessary.
Continuous Improvement & Professionalism
- Share lessons learned from site visits and completed projects to improve future outcomes.
- Apply feedback to improve documentation and coordination processes.
- Maintain professionalism and represent COCOON well on job sites and with customers.
What You’ll Bring
- Minimum 3 years of experience in the residential remodeling or construction industry preferred.
- High School Diploma required.
- Ability to read and interpret architectural drawings and construction plans.
- Working knowledge of residential construction systems and infrastructure.
- Experience with framing and mechanical phases of construction is a plus.
- Experience working with trade partners and vendors.
- Strong organizational and documentation skills.
- Proficiency in Microsoft Office 365.
- Ability to work effectively in a fast-paced, team-oriented environment.
- Strong written and verbal communication skills.
- Familiarity with AI tools or digital workflow tools is a plus.
